Katy Realtor — Your Guide to Katy, TX Real Estate
Katy is one of the most sought-after suburbs in Greater Houston — a sweep of master-planned communities, top-rated schools, and easy Energy Corridor access about 29 miles west of Downtown along I-10. I’m Kevan Pewitt, a Katy Realtor and the broker behind Houston Prime Realty, and this is your starting point for the market, the communities, and the schools that shape life here.
The Whole Area
From Cinco Ranch to Cross Creek Ranch to Cane Island, I work every Katy community — so I can help you compare them honestly instead of guessing from listing photos.

Katy TX Realtor — Working With a Local Agent
Houston Prime Realty is a full-service brokerage, and I represent both buyers and sellers across Katy and the wider west-Houston area. For buyers, that means helping you compare communities honestly, find homes that fit before they hit the big portals, and negotiate the contract. For sellers, it means pricing your home to the actual recent sales nearby and marketing it to get it sold.
Katy is too big and too varied to shop blind. The difference between two communities ten minutes apart can be a different school district, a different tax rate, a different flood picture, and tens of thousands of dollars in price — a lot of which never shows up on a listing site. My job is to put those differences in front of you plainly, then handle the contract and closing so the deal actually gets done.
How buyer representation works in 2026:
Since the National Association of REALTORS settlement took effect in August 2024, a buyer’s agent’s compensation is agreed up front, in writing, before we start touring. I’ll walk you through exactly how that works on our first call — no surprises, no fine print.
The Katy Real Estate Market
Katy has been one of the most in-demand suburban markets in the Houston area for years, powered by Katy ISD, the Energy Corridor, and easy I-10 access. As of mid-2026, the typical Katy home sells in the high $300,000s and generally goes under contract in roughly 40 to 50 days — a more balanced, measured pace than the frenzy of a few years ago, with more inventory and real negotiating room for buyers. Well-priced homes still move.
That’s a city-wide average across a very wide range, though. Prices run from townhomes and starter homes in the $300s to custom and waterfront homes well past $1M in communities like Cinco Ranch and Cross Creek Ranch — and the real story is community by community, which is what the neighborhood guides below are for. Market figures as of June 2026, per HAR and area market reports; contact me for today’s numbers.
Communities in Katy
Most of Greater Katy is organized into master-planned communities, each with its own personality, price point, and amenity set. Here’s the quick map — detailed neighborhood guides are rolling out, with the full picture on prices, taxes, schools, and flood notes.

- Firethorne — a built-out community straddling the Katy/Fulshear line with strong amenities and a mix of Katy ISD and Lamar CISD zoning.
- Grand Lakes — an established, lake-and-trail community in the heart of Katy, almost entirely resale. (guide coming soon)

- Tamarron — a fast-growing community on the west side of Katy with a resort-style lagoon and active new construction. (guide coming soon)
- Cane Island — a newer, design-forward master-planned community right off I-10 at the edge of Old Towne Katy. (guide coming soon)
- Kelliwood — an established, upscale community of mature, tree-lined neighborhoods near the Energy Corridor side of Katy. (guide coming soon)

Katy Schools
Most of Katy is served by Katy Independent School District (Katy ISD) — a large, highly regarded, fast-growing district whose 181-square-mile boundary effectively defines what people mean by “Greater Katy.” The district runs a long list of comprehensive high schools, including Katy, Cinco Ranch, Seven Lakes, Tompkins, Jordan, Paetow, Morton Ranch, Mayde Creek, and Taylor, along with district venues like Legacy Stadium.
The southwest, Fulshear side of Greater Katy falls in Lamar CISD instead, and small slivers reach Royal ISD and Houston ISD — so zoning is address-specific and worth confirming for any home you’re serious about. Check zoning on the Katy ISD school locator before you rely on a campus.
Living in Katy — Lifestyle & Amenities
Katy life leans on its master-planned amenities — community lakes, miles of trails, pools, and parks across communities like Cinco Ranch and Cross Creek Ranch. For shopping and dining, Katy Mills and the open-air LaCenterra at Cinco Ranch anchor retail, with Typhoon Texas Waterpark and the historic Old Towne Katy square rounding out the weekend options.
A big part of Katy’s appeal is the commute: the Energy Corridor — home to BP America and other major employers — sits just 15 to 25 minutes east on I-10, with the Grand Parkway (99) and Westpark Tollway giving fast runs around the region and into the Galleria. Public green space like Mary Jo Peckham Park and the Katy ISD stadiums fill in the rest.
