Cypress TX Realtor — Working With a Local Agent

Cypress has been one of the most in-demand suburban markets in the Houston area for years — 77433 was even named the #1 hottest ZIP code in the country for buyers by OpenDoor in 2023. As of mid-2026, the typical Cypress home sells in the $400,000s and generally goes under contract in roughly 40 days — a more measured, balanced pace than the frenzy of a few years ago. Buyers are still active; they’re just more selective.
That’s a city-wide average across a very wide range, though. Prices run from townhomes in the low $300s to waterfront and estate homes approaching $1.9M, and the real story is community by community — which is what the neighborhood guides below are for. Communities in Cypress
Most of Cypress is organized into master-planned communities, each with its own personality, price point, and amenity set. Here’s the quick map — open a guide for the full picture on prices, taxes, schools, and flood notes.
- Bridgeland — Cypress’s biggest master-planned community: ~11,500 acres of lakes, parks, and trails, with the widest price range in the area and most of Cypress’s active new construction.
- Cypress Creek Lakes — a lake- and trail-focused community near the Grand Parkway, mostly built out with good highway access.

Cypress Schools
Most of Cypress is served by Cypress-Fairbanks ISD (Cy-Fair ISD) — the third-largest school district in Texas and one of the fastest-growing in the country, with more than 118,000 students. The district runs twelve comprehensive high schools (Cy-Fair, Cypress Creek, Cypress Falls, Cypress Lakes, Cypress Ridge, Cypress Park, Cypress Ranch, Cypress Springs, Cypress Woods, Langham Creek, Jersey Village, and Bridgeland), plus the Lone Star College–CyFair campus. A small slice of the Cypress area is zoned to Tomball ISD instead.
School zoning is set by the specific property address and Cy-Fair rezones as it grows, so always confirm a home’s campuses before you rely on them. Cypress life leans on its master-planned amenities — neighborhood lakes, miles of trails, pools, and golf at communities like Blackhorse Ranch. For shopping and entertainment, the Houston Premium Outlets anchor the Fairfield side, with everyday retail and dining clustered along 290, Barker-Cypress, and FM 529.
Healthcare has grown fast: Houston Methodist Cypress Hospital opened in 2025, joining HCA Houston Healthcare North Cypress and Memorial Hermann Cypress. And there’s a major change on the horizon — the Houston Texans are moving their global headquarters and practice facility to Cypress in 2029, part of the new Toro District being developed with Harris County and Howard Hughes (the same developer behind Bridgeland). It’s the kind of long-term investment that tends to bring jobs and amenities closer to home.
