I will often receive contract offers on my listings from these same inexperienced real estate agents that are poorly written, lack required contract items, or contain terms that your typical home seller will not accept. In today’s competitive real estate market where sellers often receive multiple offers on their homes, few sellers will consider an incomplete contract offer. The real estate buyer agent that submits the most competitive offer that is properly drafted and contains all required documents is the most likely to have their offer accepted by the seller. Contingency deadlines have to be met for delivery of the Option Check, Earnest Money Deposit, scheduling of inspections, and negotiations for repairs. Buyer mortgage financing has to receive lender approval by the end of the financing contingency. Deadlines have to be met by the real estate buyer agent on all of these items or the buyer could potentially lose their option to terminate the contract or receive a return of their earnest money deposit if they choose to back out of the contract. Failure to complete these items and close in a timely manner could result in a delayed or failed home closing. Home buyers have a better chance of avoiding problems and closing on time when they decide to hire an experienced Realtor.
