
If you served, VA loans in Houston are the strongest home-financing tool on the table: no down payment, no monthly mortgage insurance, and competitive rates — an earned benefit, not a program you have to qualify into with perfect finances. The Houston area is home to one of the largest veteran populations in the country, and yet I regularly meet veterans who don’t realize what the benefit does, and Texas veterans who’ve never heard of the state program that can stack on top of it. Here’s the working version of both.
The short version: zero down and no monthly mortgage insurance often make a VA loan cheaper per month than a conventional loan with money down — and if you have a service-connected disability rating, parts of the cost disappear entirely.
What a VA loan actually is (and isn’t)
The VA doesn’t lend you money. It guarantees a portion of a loan made by a regular lender, and that guarantee is what lets the lender skip the down payment and the monthly mortgage insurance a conventional low-down loan would carry. You’ll need a Certificate of Eligibility — your lender can usually pull it in minutes — and the home has to be your primary residence. Since 2020, veterans with full entitlement have no loan limit: the lender’s underwriting decides what you can borrow, not a VA cap. The details live at the VA’s home loan program page.
How VA loans in Houston work at the closing table
Instead of monthly mortgage insurance, VA loans carry a one-time funding fee, which most buyers roll into the loan. The 2026 rates for a purchase:
- First use: 2.15% with less than 5% down · 1.5% with 5% down · 1.25% with 10% down.
- Subsequent use: 3.3% with less than 5% down (same 1.5%/1.25% tiers with money down).
- Exempt entirely: veterans with a service-connected disability rating of 10% or more, Purple Heart recipients on active duty, and surviving spouses receiving DIC. For a large share of the veterans I work with, the fee simply doesn’t apply.
Compare that against FHA’s up-front premium plus its monthly insurance that runs for years, and the VA structure usually wins the monthly-payment math even before the zero-down advantage. The Texas bonus most veterans miss: the VLB home loan
Texas runs its own veteran benefit through the Veterans Land Board — a below-market fixed interest rate, set weekly, available through participating lenders, with an additional rate discount for veterans with a VA disability rating of 30% or more. It requires Texas residency and the home must be your primary residence here. A VLB loan can be used alongside or instead of your VA benefit, and on the right week the rate difference is real money over 30 years. What Houston sellers get wrong about VA offers
Some listing agents still flinch at VA offers, and it costs their sellers good buyers. The VA appraisal’s Minimum Property Requirements are safety-and-soundness basics — working systems, sound roof, no peeling paint on older homes — not a remodeling demand letter, and on the well-kept resale homes most of my buyers want, they’re a non-event. VA buyers close at full market prices every day across Cypress, Katy, and the rest of the metro, and builders in the master-planned communities happily take VA financing on new construction. Two moves before you tour anything: have a VA-experienced lender pull your Certificate of Eligibility and issue a pre-approval letter, and check the VLB rate the same week. Zero down changes the math most in Houston’s bread-and-butter price bands — where a conventional buyer is saving years for a down payment, a VA buyer can move now and put those savings toward closing costs or reserves instead.
