New construction makes up about 76% of recent single-family sales, so the real story here is builder incentives and rate buydowns, and there’s room to negotiate.
One number that trips people up: the average sale price runs higher, around $400,000+, because Hockley still has acreage estates that pull the mean up. Median (the typical home) is the more useful gauge for a production home in one of the master-planned communities. Land & Acreage in Hockley
Not everyone moving to Hockley wants a production home. The area grew up around grain farms and cattle ranches — Warren Ranch, one of the largest working cattle ranches in the Houston area, dates to 1883 — and there’s still real demand for land out here: acreage lots for a custom build, smaller unrestricted tracts, and estate parcels tucked between the new communities. It’s one of the few spots this close to Houston where you can still find room to spread out.
Land deals come with their own questions — deed restrictions (or the lack of them), floodplain and drainage in a prairie-headwater area, utility and septic access, and how the parcel is taxed before it’s improved. Property Taxes in Hockley — Read This Before You Fall for a Floor Plan
This is the number that surprises Hockley buyers most. Most of the new master-planned land sits in Harris County but zones to Waller ISD, a combination the marketing often blurs. Stack the Harris County units, the Waller ISD school levy, and a new-community MUD (municipal utility district, which funds the roads, water, and drainage), and combined rates in the newest communities run roughly 3.2% to 3.7%. Older, non-MUD and acreage parcels run closer to 1.6% to 1.7%.
Two things soften that. First, MUD rates fall over time as the district pays down its construction bonds; the rate is highest in a brand-new section and declines from there. Second, Texas voters approved a larger school homestead exemption in November 2025 ($140,000 general, $200,000 for owners 65-plus or disabled), which meaningfully lowers the effective rate for owner-occupants. Combined-rate figures are estimates as of 2025–2026 and vary by community and address; verify the adopted rate per parcel with the Harris Central Appraisal District and the county tax office before you rely on them. This is general information, not tax advice.
The practical takeaway: don’t compare two Hockley homes on list price alone. A home in a newer MUD can cost noticeably more per month than a slightly pricier home in an older section once taxes are in the payment. I’ll run the real monthly number with you on any home you’re considering.
Hockley Schools
Nearly all of Hockley 77447 is served by Waller ISD, one of the fastest-growing districts in Texas, which earned a “B” accountability rating from the Texas Education Agency in 2026. The communities near Tomball (77377) can fall in Tomball ISD instead (rated “A” in 2026), and edges toward Cypress (77433) can be zoned to Cy-Fair ISD. Waller campuses serving the Hockley communities include Bryan Lowe Elementary and Roberts Road Elementary, Schultz and Waller junior highs, and Waller High School.
A big change is coming: Waller ISD’s second high school, Warren Ranch High School, is anticipated to open in fall 2028 off Katy-Hockley Road near the Jubilee area, built for about 3,500 students and funded by the voter-approved 2024 bond — a forward-looking factor if schools weigh on your decision. School zoning is set by the specific property address and shifts as new campuses open, so always confirm a home’s campuses before you rely on them. Living in Hockley — Lifestyle & Amenities
Hockley keeps a rural feel even as the rooftops go up. Zube Park (225 acres on Roberts Road) has trails, disc golf, a splash pad, and fishing, and it’s home to the Houston Area Live Steamers, whose ride-on miniature railroad gives free public rides on the third Saturday of the month, March through November. Kleb Woods Nature Preserve, the Oil Ranch family farm, the retro Showboat Drive-In, and The Clubs at Houston Oaks round out the local options, and the Houston Premium Outlets are about ten minutes away in Cypress.
On jobs and the commute: the Daikin Texas Technology Park on Kermier Road (one of the largest factories in the country by floor area) is a major employer right on the doorstep. Getting into town runs roughly 35 to 40 minutes to the Energy Corridor or Downtown via US-290’s managed lanes and the Grand Parkway, and METRO’s Route 222 Park & Ride offers an express option down the corridor. It’s a car-dependent area, so factor your own commute into any community you’re weighing.
