
One of the most common questions I hear from Houston buyers and sellers is simple: do pools add value to a home? The honest answer is “sometimes — and rarely as much as they cost.” Here’s how to think it through before you build one or buy a home that already has one.
Do pools add value in Houston?
In our hot, humid climate a well-kept pool genuinely boosts a home’s appeal, and in many upper-end neighborhoods buyers expect one. But appeal and dollar-for-dollar return aren’t the same thing. As a rule of thumb, a brand-new custom pool typically returns only about half — or less — of what you spend to build it when you resell. If you’re installing a pool mainly to raise resale value, the math usually doesn’t work. Weigh it both ways:
- In favor: stronger summer marketability (some buyers search only for pool homes), real lifestyle use through a long Houston summer, and neighborhood fit in higher-end areas where a pool is expected.
- Against: a big share of buyers screen pool homes out — families with small children, pet owners, and the maintenance-wary — plus ongoing upkeep and well-under-100% cost recovery at resale.
Saltwater vs. traditional chlorine pools
If you’re weighing a pool, you’ll run into the saltwater question. Saltwater pools don’t create “ocean water” — they still use chlorine, just generated from salt rather than added directly. They tend to be gentler on skin and eyes and need less hands-on chemical balancing, but they run the pump longer (higher energy use) and the salt cells eventually need replacing. Neither type dramatically changes resale value on its own.
The smart move for most buyers
So, do pools add value enough to justify building one yourself? For most homeowners, no. If you want a pool, the most cost-effective path is usually to buy a home that already has one and let the previous owner absorb the installation loss.
