Hearthstone Realtor — Your Local Guide to Hearthstone, Houston TX 77095
I’m Kevan Pewitt, broker-owner of Houston Prime Realty. My office is a few minutes from Hearthstone, and I’ve worked this side of northwest Houston for years. Hearthstone is built around the 27 holes of Hearthstone Country Club, off FM 529 between Jackrabbit Road and Copperfield — about 22 miles from Downtown, in unincorporated Harris County, so there’s no City of Houston property tax here. The homes started going up when the club opened in 1977. It’s all resale now, with big trees and a lot of streets backing right up to the golf course.

Where Hearthstone is located

Where Hearthstone sits in northwest Houston, TX 77095 — between Huffmeister and Jackrabbit Roads, north of FM 529 and east of Copperfield. © OpenStreetMap contributors.
The neighborhood fills the pocket between Jackrabbit Road and Highway 6, just north of FM 529 — close enough to both that most errands are a five-minute drive. The master-planned community of Copperfield wraps around it to the north and west, and people who live here use the same shopping, restaurants, and Highway 6 corridor Copperfield does.
For commutes, the nearest freeways are US-290 and Beltway 8 to the north and east, with the Grand Parkway (TX-99) the next ring out to the west.
The golf course, the club, and what it does and doesn’t cost you
Hearthstone Country Club (7615 Ameswood Road, 281-463-2201) opened in 1977, and the neighborhood was laid out around it. The club plays 27 holes across three nines — Wolf Corner, Horsepen, and Jackrabbit — rotated so members see different 18-hole combinations. Beyond golf there are six lighted tennis courts, a pool, a fitness center, dining, and event space, plus a junior golf program.

The question buyers ask most: do you have to join? No — membership is not required for Hearthstone homeowners. It works the other way, too: membership is open to the public, so you don’t have to live in Hearthstone to join. The club is run by Invited, the club-management company, with tiered memberships starting around $185 a month — and golf members don’t pay green fees. Deed restrictions here are recorded section by section, so if the club is part of why you’re buying — or part of why you’re hesitating — have your section’s CCRs pulled during the option period and read what they actually say.
Hearthstone homes for sale: the stock and the market
Everything for sale in Hearthstone is a resale — the neighborhood built out in the late 1970s and ’80s, so no builders are working here. Most of the stock is brick traditionals on generous lots under mature trees. There’s more variety than you might expect, though: Hearthstone Meadows is gated, there are townhomes near the club, and prices move quite a bit depending on whether a home backs the course.
You’ll notice I don’t quote a median price here. Hearthstone only turns over a handful of homes in a given stretch, so any single number is stale the month after it’s published — the live listings below are a better read on the market than a quoted median would be. When you’re ready to get serious about a specific section or street, call me and I’ll pull the actual comps from the MLS.

Homeowners associations
One paperwork note: Hearthstone has several homeowners associations, not one. The master association is managed by Inframark (281-870-0585), and some sections — Hearthstone Place, Sections 8 & 9, and others — have their own separate associations with their own dues and transfer fees. The MLS listing doesn’t always show the full picture, so I order the resale certificate early on every Hearthstone purchase and we read it together during the option period. Texas caps the resale packet at $375, so question any charge above that.
Schools
Hearthstone is zoned to Cypress-Fairbanks ISD: Owens Elementary → Labay Middle → Cypress Falls High School. Owens is located in the neighborhood, and Labay sits right at its edge.
On the state’s 2024–25 accountability ratings, Owens earned a C, Labay a B, Cypress Falls a B, and Cy-Fair ISD as a district a B. School zoning follows the exact street address and Cy-Fair does rezone from time to time, so verify a specific home’s campuses at txschools.gov before you count on them. I also keep 77095 homes organized by campus on my Schools page, including pages for Owens, Labay, and Cypress Falls with ratings, maps, and the homes zoned to each.
Property taxes
The 2025 combined rate for a Hearthstone address works out to about $2.2256 per $100 of value. On $400,000 of taxable value that’s roughly $8,900 a year before exemptions — and exemptions matter here, because Cy-Fair applies a 20% local optional homestead exemption on top of the $100,000 state exemption, and Harris County applies its own 20%.
| Taxing entity | 2025 adopted rate (per $100) |
| Cypress-Fairbanks ISD | $1.0669 (0.6669 M&O + 0.40 I&S), adopted Oct. 28, 2025 |
| Harris County entities combined (county, flood control, hospital, port) | $0.6241 |
| Spencer Road PUD | $0.385 |
| Lone Star College System | $0.1060 |
| Harris County ESD 9 (Cy-Fair Fire/EMS) | ≈ $0.0388 |
| Harris County Dept. of Education | $0.004798 |
| City of Houston | none — unincorporated |
One detail worth knowing: the Spencer Road PUD rate has actually come down over the past five years, from $0.410 to $0.385 — utility district rates usually run the other direction as districts age, so that’s a quiet point in Hearthstone’s favor.
Confirm the exact rate and exemptions for a specific address at HCAD.org. Rates are adopted annually and none of this is tax advice.
Flood risk — what to check before you buy
Hearthstone drains to the Addicks Reservoir watershed along Langham Creek, with South Mayde Creek nearby. From working this neighborhood over the years, I can tell you that some sections have flooded — during Harvey and in earlier flood events — while others have stayed dry. Part of the neighborhood sits in the 100-year flood zone; much of it sits outside. It comes down to the individual home.
So every Hearthstone home needs two checks before you offer: its current flood zone, at the FEMA Flood Map Service Center, and its flood history — ask the seller directly, and get any elevation certificate. I’d carry flood insurance here even outside the mapped zone, since plenty of Houston homes that flooded in Harvey weren’t in one. We’ll check the specific house before you make an offer.
Things to do nearby
Inside the neighborhood, the community park has a baseball field, a playground, outdoor exercise stations, a gazebo, and shaded picnic areas around Kendra Park at its center. There’s also a golf-course path off Huffmeister and a footbridge over Horsepen Creek. The photos on this page are mine, taken in the neighborhood. The country club’s pool, tennis courts, fitness center, and dining are for members.

Just outside it, 77095 puts a lot within ten or fifteen minutes:
- Parks: Bear Creek Pioneers Park — a 2,154-acre Harris County Precinct 3 park south of FM 529 with athletic fields, picnic areas, equestrian trails, and a small free zoo.
- Everyday retail and dining: the SH 6 and FM 529 corridors immediately south and west, including the shopping centers serving Copperfield.
- Fitness: the Langham Creek Family YMCA, minutes away.
- Shopping: Houston Premium Outlets up US-290 in Cypress.
- Waterfront dining: the Towne Lake Boardwalk a short drive north in Cypress.

Work With a Hearthstone Realtor
Golf-course lots are where buyers here need the most help. With three different nines winding through the neighborhood, some fairway lots are quiet and some sit where the golf balls land, and the price difference between them doesn’t always reflect that. I’ve walked these streets for years — before you pay a premium for frontage, I’ll tell you whether that particular lot earns it.
The homes are the other thing I look at hard. Most of Hearthstone dates to the late 1970s and ’80s, and at that age the difference between a well-maintained home and a cosmetically updated one is tens of thousands of dollars in roofs, mechanicals, and plumbing. I’ll help you tell which one you’re looking at while you can still negotiate, during the option period.

Is Hearthstone the Right Fit?
Hearthstone offers something genuinely hard to find in northwest Houston: an established golf-course neighborhood with mature trees, optional club membership, Cy-Fair schools, and no city property tax. What it asks in return is a careful eye — most of the homes are forty years old, some sections have flood history, and the right house at the right price takes local knowledge to spot. That’s what I’m here for. Call or text 281-500-7077 (office 281-550-1100) or email kevan@houstonprimerealty.com, and we’ll agree on how I represent you and how that’s paid, up front and in writing.
Quick Answers
Where is Hearthstone in Houston?
Hearthstone is in northwest Houston, ZIP 77095, in unincorporated Harris County inside the City of Houston’s ETJ — about 22 miles west-northwest of Downtown, bounded east by Jackrabbit Road and north and west by Copperfield, with FM 529 (Spencer Road) along part of the southern edge, roughly a mile east of FM 529 and SH 6.
Do you have to join Hearthstone Country Club if you live in Hearthstone?
No — membership is not required for Hearthstone homeowners. It’s also open to the public, so you don’t have to live in Hearthstone to join. Tiers start around $185 a month through Invited, the club’s management company.
How many holes does Hearthstone Country Club have?
27 — three nines called Wolf Corner, Horsepen, and Jackrabbit, played in rotation. The club opened in 1977 and is operated by Invited (formerly ClubCorp).
What school district serves Hearthstone?
Cypress-Fairbanks ISD — Owens Elementary, Labay Middle, and Cypress Falls High School. On the 2024–25 TEA ratings, Owens earned a C, Labay a B, Cypress Falls a B, and the district a B. Verify a specific address at txschools.gov.
What are the property taxes in Hearthstone?
About $2.2256 per $100 combined for 2025 — roughly $8,900 a year on $400,000 of taxable value before exemptions. That includes Spencer Road PUD at $0.385 and Cy-Fair ISD at $1.0669, and no City of Houston tax, because the neighborhood is unincorporated. Confirm for an address at HCAD.org.
Who manages the Hearthstone HOA?
The master association is managed by Inframark (281-870-0585). Several sections — including Hearthstone Place and Sections 8 & 9 — have their own separate associations, so confirm which one governs a specific address through the resale certificate.
Did Hearthstone flood during Harvey?
Some sections did — during Harvey and in earlier flood events — while others stayed dry. Part of the neighborhood is in the 100-year flood zone and much of it is outside. Check the specific home’s flood zone at the FEMA Flood Map Service Center and ask for its flood history and any elevation certificate.
Is there new construction in Hearthstone?
No. Hearthstone was built out starting in the late 1970s, so it’s a resale market. Buyers who want brand-new construction in this part of northwest Houston are generally looking at newer Cypress communities.
Who is a good real estate agent for Hearthstone?
Look for someone who can tell you which golf-course lots earn their premium and what a forty-year-old house has actually had done to it. I’m Kevan Pewitt, REALTOR® and Broker-Owner of Houston Prime Realty — licensed in Texas since 1989, a Certified Residential Specialist, an 11-Year Five Star Professional award winner, rated 5.0 across 229 verified HAR client surveys, with my office in 77095.
