Copper Village Realtor — Your Local Guide to Copper Village, Houston TX 77095
I’m Kevan Pewitt, a Copper Village Realtor and the broker behind Houston Prime Realty. Copper Village is a small, established single-family subdivision in far northwest Houston (unincorporated Harris County, ZIP 77095), tucked along West Road between Telge and Queenston in the Copperfield/US-290 corridor — about 643 homes built from 1993 into the mid-2000s, now fully built out and trading entirely as resale. It has its own HOA and a single MUD, a neighborhood pool and park, and Cy-Fair ISD schools. This is your guide to the market, the taxes, the schools, and the flood facts — and a clear-eyed look at how it differs from Copperfield and Copper Lakes next door.

Where Copper Village is
Copper Village sits in far northwest Houston, in unincorporated Harris County with a Houston 77095 mailing address — which means it’s inside the City of Houston’s extraterritorial jurisdiction (ETJ) but not the city limits, so there’s no city property tax and services come from Harris County, a single municipal utility district, and the HOA. The subdivision runs along West Road between Telge Road and Queenston Boulevard, with its own streets (East and West Copper Village Drive) and a community pool and park at 16375 West Road. HAR files it inside the broader “Copperfield Area” MLS market, which is where the confusion starts: Copper Village is not part of the master-planned Copperfield community (that’s the Copperfield Community Association, seven villages, Crest Management), and it’s not Copper Lakes, Copper Grove, or the golf-course neighborhood of Hearthstone either — it’s its own recorded subdivision with its own HOA. I’ll say that plainly because buyers mix these up constantly, and the HOA, MUD, and tax details are different for each.
For getting around, West Road, Telge, Queenston, Barker Cypress, and Highway 6 feed you to US-290 to the north, Beltway 8 (the Sam Houston Tollway) to the east, and the Grand Parkway (SH 99) to the west. In typical traffic, the Energy Corridor runs about 25–35 minutes south, and Downtown (roughly 20 miles) is commonly 35–55 minutes at peak, with the Galleria and Texas Medical Center longer cross-town hauls. This is a car-dependent location with no direct METRO rail or neighborhood bus — test-drive your actual commute at rush hour before you commit.

The feel of the area
Copper Village reads as a quiet, grown-in single-family neighborhood rather than a big amenitized master plan. Because build-out finished around twenty years ago, the trees have filled in and the streets have the settled feel of an established Cy-Fair pocket. The shared amenities are modest and well-used: a neighborhood pool and park on West Road, and walking and biking trails that run along the drainage easements threading through the subdivision. For the bigger-ticket recreation, residents lean on what’s right next door in the Copperfield area and along the US-290 corridor — parks, greenbelts, shopping, and dining a few minutes away.

The community pool and park on West Road — the neighborhood’s shared amenity, open to all residents.

Copper Village homes for sale: the stock and the market
Copper Village is single-family detached, in the traditional one- and two-story brick styles of the mid-to-late 1990s (HAR puts the median build year at 2000, though individual HCAD records cluster in the 1995–1998 range). Homes run from roughly 1,800 square feet up to about 3,750, with a median near 2,667 square feet on lots around 8,100 square feet, averaging about 3–4 bedrooms (HAR). Builders here reportedly included Perry Homes, among others. The one thing to know up front: the community is fully built out, so the inventory is entirely resale — buyers set on brand-new construction typically look to newer Cypress communities farther out along the Grand Parkway.
On the market, lean on HAR/MLS numbers rather than the national aggregators, which draw the neighborhood’s boundaries differently. As of HAR’s 2025 data (accessed July 21, 2026), the median sold price was about $148.30 per square foot across 21 closed sales — up steadily from $144.08 (25 sales) in 2024 and $133.69 (18 sales) in 2023. HAR pegs the median market value near $355,000 (median appraised value about $352,000), with most homes valued roughly $308,000 to $410,000. Here’s the honest caveat that matters in a subdivision this size: with only about 18–25 sales a year, the median price and days-on-market swing on a handful of atypical sales, so treat them as directional and price a specific home off the most recent Copper Village-specific comps, not the wider 77095 ZIP. Figures are point-in-time — ask me for this week’s numbers.

One MUD, one tax bill — what to expect
Unlike some of its neighbors that straddle two districts, Copper Village sits in a single municipal utility district — Harris County MUD 172 — which keeps the tax picture simpler here. Per the district’s own transparency disclosure, MUD 172’s 2025 rate is $0.58 per $100 ($0.28 for operations, $0.30 for debt). Stack that with the other jurisdictions and the combined rate lands around 2.40% of appraised value.
| Jurisdiction (2025) | Rate per $100 |
| Cypress-Fairbanks ISD | 1.0669 |
| Harris County + Flood Control | 0.4343 |
| Harris County Hospital + Dept. of Education | 0.1683 |
| Lone Star College System | 0.1076 |
| Emergency Services + Port of Houston | 0.0462 |
| Harris County MUD 172 | 0.5800 |
| Combined | ~2.4033 (about 2.40%) |
On a $355,000 home, that’s roughly $8,500 a year before any homestead or other exemptions — and homestead exemptions reduce it meaningfully. The MUD rate can change year to year as district debt is paid down, and HCAD occasionally shows a cached rate that’s a year behind, so confirm the exact serving MUD and current rate for any specific address at HCAD.org before you rely on a number. On top of taxes, budget the HOA: the CopperVillage Community Association (managed by Inframark) runs roughly $755 to $910 a year, with a resale certificate fee and a transfer fee collected at closing. Rates and fees vary and aren’t tax advice.
Schools
Copper Village is zoned entirely to Cypress-Fairbanks ISD (Cy-Fair ISD) — one of the largest districts in Texas — which earned an overall “B” (85 out of 100) from the Texas Education Agency for 2025. The community’s three campuses are Birkes Elementary (TEA 2025: “A”), Aragon Middle on West Road (TEA 2025: “A”), and Langham Creek High on FM 529 (TEA 2025: “B”) — a genuinely strong lineup, with two A-rated feeder campuses. Cy-Fair partners with Lone Star College for dual credit, and no CFISD campus received a D or F in 2025 — figures I report as sourced facts, not endorsements.
School zoning is set by the exact property address, and Cy-Fair rezones periodically with boundaries that can run mid-neighborhood, so always confirm a specific home’s campuses at txschools.gov and with Cy-Fair ISD directly before you rely on them. See my Schools page for Cy-Fair campuses with ratings and maps.
Getting around & commute
Copper Village lives off West Road and Telge, with Barker Cypress, Queenston, Highway 6, US-290, Beltway 8, and the Grand Parkway (SH 99) all a short drive — so you have several routes toward the northwest and west-side job centers. In typical traffic: the Energy Corridor runs about 25–35 minutes; Downtown about 35–55 minutes (roughly 20 miles) via US-290; and the Galleria/Uptown and Texas Medical Center are longer trips. There’s no rail out here and no direct METRO bus into the neighborhood — Park & Ride commuter service exists in the broader US-290/Addicks corridor, but this is a car-dependent area for most trips. Bush Intercontinental (IAH) is about 25–30 miles northeast; Hobby (HOU) is farther southeast, closer to an hour.
Flood risk — what to check before you buy
Copper Village drains to the Addicks Reservoir watershed in northwest Harris County, with nearby channels including South Mayde Creek and Horsepen Creek tributaries managed by the Harris County Flood Control District. The adjacent Copperfield community is often cited as coming through Hurricane Harvey (2017) without homes flooding, but I want to be straight with you: I could not locate a primary, property-specific record documenting Copper Village’s own flood history in Harvey or the 2016 Tax Day flood, so I’m not going to claim a clean record it may or may not have.
What that means in practice: flood risk is strictly property-specific, and “no record found” is not a guarantee for any given lot. Before you make an offer on any home here, pull its exact flood designation at the FEMA Flood Map Service Center, ask for the property’s flood history and the seller’s disclosure, and consider an Elevation Certificate and a flood-insurance quote regardless of the mapped zone. I’ll help you check it lot by lot.
Things to do nearby
Inside Copper Village, day-to-day life clusters around the neighborhood pool and park on West Road and the greenbelt trails. Just beyond the subdivision, the Copperfield area and the US-290 corridor put everyday errands and recreation minutes away: grocery and retail along Barker Cypress, Highway 6, and FM 1960, the Copperfield Village Shopping Center, and Harris County’s Deputy Darren Goforth Park — a 188-acre park with a stocked fishing lake, a paved loop trail, and a dog park — a short drive west. A little farther out you’ve got the Houston Premium Outlets up US-290 in Cypress, the Boardwalk at Towne Lake and its waterfront dining a short drive north, and Lone Star College–CyFair for dual-credit and continuing education.

Is Copper Village the Right Fit?
Its strengths are those of a settled, unpretentious Cy-Fair neighborhood: two A-rated feeder schools, a moderate price point in the $300,000s to low $400,000s, mature trees, a neighborhood pool and trails, a single MUD that keeps the tax picture simpler than some neighbors, and the everyday convenience of the Copperfield/US-290 corridor next door. The trade-offs are honest: the homes mostly date to the mid-to-late 1990s, so many will want roof, HVAC, or systems updates a new home wouldn’t; the combined tax rate runs about 2.40% with the MUD included; inventory is thin, so the right home takes patience and fast alerts; and it’s a car-dependent commute to central Houston. Because it’s fully built out, buyers who specifically want new construction will look elsewhere. If Copper Village sounds like your kind of place — or you’re weighing it against Copperfield, Copper Lakes, or another NW Houston community — that’s exactly the conversation I’m good at. Call or text 281-500-7077 or email kevan@houstonprimerealty.com. We’ll agree on how I represent you and how that’s paid up front, in writing.

Quick Answers
Is Copper Village part of Copperfield?
No. Copper Village is its own recorded subdivision with its own HOA (the CopperVillage Community Association, managed by Inframark). It sits near the master-planned Copperfield community and shares the “Copperfield Area” MLS label, but it’s a separate neighborhood — and separate from Copper Lakes and Copper Grove too. The HOA, MUD, and tax details differ for each.
What ZIP code and school district is Copper Village in?
Copper Village is in 77095, in far northwest Houston — unincorporated Harris County, inside the City of Houston’s ETJ (not the city limits). It’s zoned entirely to Cypress-Fairbanks ISD: Birkes Elementary, Aragon Middle, and Langham Creek High. Verify the exact campuses by address at txschools.gov.
What’s the typical home price in Copper Village?
Per HAR’s 2025 data, the median market value is around $355,000 (about $148 per square foot), with most homes valued roughly $308,000 to $410,000. Because only about 18–25 homes sell here per year, those medians move on a few sales — ask me for the current Copper Village-specific comps before you price or offer.
What are the property taxes in Copper Village, and which MUD am I in?
About 2.40% of value combined (2025 rates). Copper Village sits in a single district, Harris County MUD 172 (2025 rate $0.58 per $100), plus Cy-Fair ISD ($1.0669), Harris County entities, and Lone Star College — and no City of Houston tax. Confirm the exact MUD and rate for an address at HCAD.org.
What are the HOA dues, and who manages the HOA?
The CopperVillage Community Association, managed by Inframark, charges roughly $755 to $910 a year, funding the pool, park, common areas, and deed-restriction enforcement (trash is billed separately). A resale certificate fee and a transfer fee are collected at closing. Confirm the current amounts with Inframark or from the resale certificate.
Did Copper Village flood during Harvey?
I couldn’t find a primary, property-specific source documenting Copper Village’s own flood history in Harvey (2017) or other recent storms — so I won’t claim a clean record it may or may not have. The neighborhood is in the Addicks watershed, and flood risk is lot-specific. Confirm any exact address’s FEMA flood map designation and flood history before you rely on it.
Is there still new construction in Copper Village?
No. Copper Village is fully built out (developed 1993 into the mid-2000s), so it’s entirely a resale market with no active builders.
