In Cypress, $450,000 to $500,000 is the move-up band. It sits above what the typical Cypress home sells for and lands right in the newer master-planned communities on the north side, where there are about 121 homes for sale in the range today. What catches buyers off guard at this price usually isn’t the house — it’s the lot. Two homes on the same street, same builder, same floor plan, can list fifteen or twenty thousand dollars apart because one backs to a lake or a greenbelt and the other stares at a neighbor’s fence. So shopping homes for sale in Cypress $450K to $500K is really two choices stacked on top of each other: which community, and then which lot inside it. Here’s how I’d work the band, with a live feed of it toward the end.
What the Cypress numbers say right now
Cypress has loosened up for buyers this fall without tipping into a slump. On the north side, where most of this band lives, HAR’s October read on the Cypress–North area shows a median sale price near $502,000, about 4.9 months of inventory, and homes taking roughly 55 days to go under contract — with active listings up nearly 18% from a year ago. Four to six months of supply is the balanced range I watch for, so Cypress is sitting right inside it, and the extra listings mean real choice. Zoom out and the greater-Houston monthly report rhymes: about 5.5 months of inventory and a metro median near $325,000. Across Cypress as a whole the median runs lower than the north side’s — closer to the mid-$420,000s — which is exactly why $450,000 to $500,000 is the step-up slice here: above the typical Cypress house, and right at the doorstep of the communities people move up for.
First choice: the community
At $475,000 the master-planned names open up — Bridgeland and Towne Lake, Marvida, Dunham Pointe, the newer sections of Miramesa and Stone Creek Ranch — where the money buys a newer four-bedroom around 2,800 to 3,200 square feet and the lakes, trails, and amenity centers the community is built around. Point the same budget at established Cy-Fair favorites like Coles Crossing, Blackhorse Ranch, or Fairfield and you often get more house and a bigger, grown-in lot for the dollar, on streets that have already proven how they age. Most of this sits in Cy-Fair ISD, but the north and west edges of the band slip into Tomball or Waller ISD, so I confirm the assigned campuses for the exact address rather than trusting the community’s reputation.
Second choice: the lot — and why it pays
This is the part I’d slow down on. In these communities the lot is a priced feature, not a freebie. A water view, a greenbelt or reserve behind you, a cul-de-sac position, an oversized or corner parcel — builders charge for those, often $10,000 to $40,000 over a standard interior lot, and resale rewards them: a premium-lot home tends to sell faster and hold its edge once the neighborhood fills in. The flip side is worth knowing too. A lot backing to a lake or a detention reserve can carry drainage, mosquito, or shoreline-upkeep considerations, and the recorded plat may show an easement that quietly limits what you can do with the backyard. Before you fall for a lot, I pull the plat and the community’s lot-premium sheet, so you know what the view is actually costing and what, if anything, rides along with it.
The payment, at this week’s rate
At the 7.32% average on the 30-year from my weekly Houston mortgage rates page, a $475,000 home at the midpoint finances $380,000 with 20% down and runs about $2,610 a month in principal and interest; 10% down puts it closer to $2,940 on the bigger loan. Texas property taxes and insurance ride on top through escrow, and in Cypress the MUD rate is the variable that moves the monthly most — a brand-new section still paying off its utility bonds carries a heavier rate than an established one that has been retiring that debt for years. Two homes listed at the same $475,000 can land a couple hundred dollars a month apart once the full tax picture is in, which is why I price the real monthly number on each home before you decide. New to the steps? My Houston home-buying walkthrough lays them out in order.
Where the leverage sits this fall
With listings up close to 18% from last year and homes taking about 55 days to sell, a prepared Cypress buyer has room to be choosy — keep your inspection and your option period, and treat a premium lot as a reason to act, not a reason to skip the homework. If you’re selling in this band, your buyer is weighing a better lot two streets over for the same money, so the homes that move are priced honestly to this fall’s market and show the lot’s advantage plainly. If your budget bends, here’s what $400K to $450K buys in Cypress just under this, and what $500K to $600K buys a step above; my Cypress neighborhood guide walks the communities one by one.
