My Property Marketing Plan for Houston Sellers
When I list your home, this is what happens — hold me to it. This property marketing plan is the specific, written list of what I create for your listing, where your home appears, when each piece fires, and how we measure whether it is working. Every seller I work with receives a personalized copy of this plan, with the two per-listing details filled in: your home’s positioning message and your property’s name on the cover.

The goal
One objective: find the buyer for your home — at a price the market data supports, on the timeline that works for you. Everything on this page exists to serve that and nothing else.
Positioning your home
Buyers compare. Your home isn’t marketed as “a listing” — it gets a positioning message built from what makes it the better choice against the homes it’s actually competing with: condition, features, location, and what today’s buyers in your neighborhood are looking for.
Your home’s message: one sentence, written for your listing. It appears on the first page of your personalized copy of this plan, and it shapes the listing copy, the ad creative, and the video.

How we measure it
You’ll see the numbers, not adjectives. Automated reporting tracks the marketing activity and your home’s portal traffic — views of the listing, visits to your home’s website, inquiries, and showings — and we adjust the campaign based on what the data says. Showing feedback comes to you promptly, and pricing gets reviewed together, regularly, until your home is under contract. Marketing Your Home: The Reasoning Behind the Plan
The plan above tells you what happens when I list your home. This section shows you how, and why each piece is there. If you arrived here from my pre-listing email, this is the part we’ll go through together when we meet. None of it is aspirational. Every system below is one I run today, on real listings.
1 · Preparation: the work before the work
Buyers decide online, in seconds, from photographs. So the listing doesn’t go live until the home photographs well. That starts with a staging consultation — a room-by-room walk where we decide together what to move, what to pack early, and what to leave exactly as it is. Then the repairs conversation: I’ll tell you plainly which fixes buyers will pay for and which ones just cost you money. Professional photography comes last, when the home is ready for it.
We go live when the home is ready — and when you are. If your timeline allows, the MLS Coming Soon status lets us build buyer interest before the first showing, so the opening weekend works harder.
2 · The listing, everywhere buyers look
HAR MLS and the portals. The listing goes into the Houston Association of REALTORS® MLS — the database Houston buyers and their real estate agents actually search — and syndicates from there to the major national portals.
A website of its own. Your home gets a dedicated single-property website with the full photo set and a virtual tour, built to be shared and easy to view on a phone, which is where most buyers will first meet it.
The Houston Prime Realty App. My custom-branded mobile app carries a live Houston MLS feed, and every one of my listings is featured in it. Buyers using it see your home in real time, not on the delay the national portals sometimes run.
3 · Advertising that finds the buyer
Paid social advertising. Every listing gets paid Facebook and Instagram campaigns, geo-targeted around your home, which means your own neighborhood sees it too. Neighbors talk, and neighbors have friends who want to move near them.
Paid search advertising. Google campaigns run through the life of the listing, catching buyers at the moment they’re searching.
Organic search. My website, houstonprimerealty.com, carries an IDX home search and content built around Houston, Katy, and Cypress — buyers find it looking for exactly the kind of home you’re selling.
4 · Video
Every listing I take gets a listing video on my YouTube channel, cut into short versions for Instagram Reels, Facebook Reels, and YouTube Shorts. Different buyers live on different platforms; the home shows up on all of them.
5 · The buyers already in my pipeline
Buyer-match alerts. Buyers working with me have saved searches running. When your home matches, they hear about it automatically, the day it lists.
Targeted database marketing. I maintain a database of Houston-area buyers and contacts built over decades in this market. When your home fits what someone in it is looking for, it goes to them directly. I’ll tell you plainly: I don’t send every listing to everyone. Targeted beats noise, and it keeps my sends welcome and read.
6 · The physical presence
Printed flyers at the home carry a QR code straight to your home’s website, so a drive-by becomes a full viewing on the spot — and the same flyer travels digitally. Open houses, when we schedule them, get promoted through every channel above.
7 · Your own network
You know people I can’t reach. You’ll get your home’s website link and built-in share tools so your friends, neighbors, and coworkers can pass it along the day we launch.
8 · Accountability: how you’ll know it’s working
Automated reporting tracks both sides of the effort — the marketing activity itself, and the traffic your home is drawing on the portals. You’ll see the numbers.
Alongside the reports: prompt showing feedback as it comes in, regular pricing reviews where we read the market’s response together (the comparative market analysis is the tool for those reviews), and consistent communication in whatever form you prefer. Selling a home has enough uncertainty; whether your real estate agent is working shouldn’t be part of it.
Why this and not promises
I won’t guarantee you a sale price or a timeline. No honest real estate agent can, and the ones who do are borrowing against your trust. What I can promise is the work: every channel in this plan, delivered on your listing, with the results reported to you as they happen.

Is this marketing plan the same for every listing?
The channels and the schedule are the same for every home I list; that is the point of writing them down. Two things are written per listing: your home’s one-sentence positioning message and the cover of your personalized copy. The paid campaigns, video, photography, and reporting run on every listing.
When does the advertising for my home start?
Photography, drone footage, and the staging and repairs conversation happen before launch. On launch day the MLS listing, portal syndication, single-property website, app placement, flyers, share tools, and buyer-match alerts all go live. Paid Facebook and Instagram campaigns start at launch and run through the listing, and paid Google campaigns run through the listing as well.
How will I know the marketing is working?
Automated reports track the marketing activity and your home’s portal traffic: listing views, visits to your home’s website, inquiries, and showings. You also get showing feedback promptly, and we review pricing together regularly until your home is under contract.
Do I get a copy of this plan for my home?
Yes. Every seller I list receives a personalized copy of this plan with the positioning message written for their home. Hold me to it.
