
Three hundred thirty-six houses are for sale in Katy between $350,000 and $400,000 as I write this. The smallest is a brand-new plan just under 1,700 square feet. The largest is a 3,400-square-foot resale with a real yard. Same money, close to double the house, and what separates them isn’t taste. It’s which Katy you’re standing in. If you’re shopping homes for sale in Katy $350K to $400K, that geography question is the whole decision, so let’s take it apart.
Where Katy stands this August
HAR’s August update for the Katy–Southwest market area puts inventory at 5.2 months, which HAR reads as balanced, with the typical home going under contract in about 39 days and active listings up 1.4% from a year ago. The median sold price across that area is $560,948; you can see the running numbers on HAR’s Katy market update. Hold that median next to the middle of this band, $375,000, and the position is clear: you’re shopping at roughly two-thirds of what the average Katy house trades for. That’s also where the deepest inventory sits. Three hundred thirty-six active listings inside a single $50,000 slice is a lot of choice for one town.
What $375,000 buys on Katy’s new side
North and west of the old townsite, in 77493, the builders own this price. Sunterra, Elyson, Cane Island, Katy Reserve, Winward Cove, Aurora — the plans landing in this band run roughly 1,700 to 2,900 square feet on lots between about a tenth and a sixth of an acre. What you’re buying is a house with no deferred anything: new roof, new HVAC, new water heater, most of it under a builder warranty for its first years. On a Texas insurance policy that new roof pays you back every year you own the place. Builders at this price will also usually write a closing-cost check or buy your rate down before they cut the sticker, so ask for the incentive by name instead of negotiating the list price.
What the same check buys in established Katy
Point $375,000 at 77450 and 77494 and the house grows. Memorial Parkway, Nottingham Country, Grand Lakes, the Equestrian Village section of Cinco Ranch, Pine Mill Ranch, Falcon Landing — this budget routinely reaches 2,200 to 2,800 square feet here, and over in Morton Ranch and Lakes of Bridgewater in 77449 it stretches past 3,200. Bigger lots, too, with trees that have been in the ground twenty and thirty years. The catch is mechanical age. Most of these houses went up between the mid-1980s and the mid-2000s, which means the roof and the air conditioning are either recent replacements or coming due. That’s a question with an answer rather than a reason to pass: get the age of both in writing during your option period, and have your insurer quote the actual address before you waive anything. Reading this band from the buyer’s side
Thirty-nine days is enough time to see a house twice and sleep on it. Scanning today’s feed, I count price reductions running from a few thousand dollars into the tens of thousands, on resale and new construction alike. That’s leverage, and the smart way to spend it is on terms rather than on a lowball number: closing costs, a rate buydown, a roof or a condenser replaced before you close. If you’re on the selling side of this band instead, price against all 336 of them rather than against your neighbor’s asking price, because the buyer you want is looking at every one.
The two things I check before we tour Katy
First, the school district. A Katy mailing address spans Harris, Fort Bend and Waller counties, and not every house that mails “Katy” feeds Katy ISD — several communities on the Fulshear side, Tamarron among them, are zoned to Lamar Consolidated. Verify the specific address with the district rather than trusting the listing remarks. Second, the tax rate. Newer sections still paying off their utility-district bonds carry a heavier rate than settled neighborhoods that have been retiring debt for two decades, and on a house at this price that gap is real money every month. What the payment actually looks like
Take the midpoint. At the 6.67% average 30-year rate on my weekly Houston mortgage rates page, a $375,000 purchase with 5% down finances $356,250 and runs about $2,292 a month in principal and interest. Twenty percent down brings that to roughly $1,930. Texas property taxes and homeowner’s insurance ride on top through escrow, and in Katy those two are exactly what separate a pair of houses carrying the same price tag.
