Property Tax Rate (2025 and 2026)
Southcreek’s rate depends on its MUD, and the village is also in Harris County WCID 145, a drainage district. Combined rates for 2025 and 2026: Sections 1–2 (MUD 163) 2.038439% and 2.181748%; Sections 3–11 (MUD 208) 2.248999% and 2.392308%; Southpoint (MUD 186) 2.070889% and 2.214198%. Some lots in Sections 1–2 and 5–8 sit on a district map edge, so the appraisal district record settles which districts bill them. There’s no City of Houston tax. The 2026 figures use Cy-Fair ISD’s adopted 1.1569, which is subject to the November 3, 2026 Proposition A election, and each district’s 2025 rate, because none had adopted a 2026 rate on October 14, 2026. Southcreek is zoned to Lowery Elementary (Southpoint too, per Cy-Fair ISD’s 2026-27 zone locator), Aragon Middle School, and Langham Creek High School (Cypress-Fairbanks ISD) — tap any school for its Houston Prime Realty info page with ratings, maps, and stats. Zoning is set by the exact address and can change, so confirm the campuses for any specific home with Cy-Fair ISD.
