Here’s what I saw at Oakhill Reserve, where it sits, what it costs right now in August 2026, and the one thing worth understanding before you put your name on any builder’s sign-in sheet.

What I saw touring Oakhill Reserve
Oakhill Reserve is a Tri Pointe Homes community, and the part I like for buyers is that it’s real — there are finished model homes you can walk through today, not just lots on a site map. I met with the builder’s sales team, went through the models, and looked at the elevations and finishes up close: two-story stone-and-stucco fronts, open kitchens, and the kind of paver drives and landscaped entries builders use to set the tone at the front of a community. Walking a model in person tells you things a brochure won’t — ceiling heights, how the natural light actually falls, whether the flex room is a real study or a closet with ambition. When I tour with a client, that’s the running commentary I give: what’s standard, what’s an upgrade that quietly adds up, and what you’d change if it were your money.
Where Oakhill Reserve sits — and why the Tomball address matters

Oakhill Reserve sits on Cypress-Rosehill Road, just outside the Grand Parkway (99) on the Tomball side. It carries a Tomball mailing address and — the part that matters most to families — it’s zoned to Tomball ISD. Out here the mailing address and the school district don’t always line up the way you’d assume, and attendance zones can split from one street to the next, so I always confirm the exact zoned campuses for the specific homesite before a buyer falls for a floor plan. Being just outside the tollway is a quiet plus too: you get quick access to the Grand Parkway without paying to sit on it every morning.
What new homes in Tomball cost at Oakhill Reserve right now

At Oakhill Reserve, new homes are running from the $400s into the $600s depending on the plan, the lot, and how the home is finished out. That’s a wide band, and where you land inside it comes down to square footage, whether you’re buying a quick-move-in home the builder already has standing, or a to-be-built you customize from the studio. One thing I tell every new-construction buyer: the base price on the sign is the starting line, not the finish. Builders in this market are carrying inventory, so there are real incentives to ask for — interest-rate buydowns through the in-house lender, closing-cost credits, and design allowances — but they’re usually tied to the builder’s preferred lender and their standing homes, and the fine print decides whether the deal is actually good for you. Bring your own agent — even to the builder’s model
Here’s the one thing I want every buyer to know before they tour: the friendly person at the model home works for the builder, not for you. They’re good at their job, and their job is to represent the seller. Having your own agent in your corner — someone reading the contract, the incentives, and the homesite with your interests in mind — is worth lining up before you ever tour, and it can save you real money. In Texas, we agree on my compensation up front in a written buyer-representation agreement before we start touring, and on new construction the builder almost always contributes toward the buyer’s agent fee — but you want that handled correctly, which usually means I register you at the community the first time you visit. Walk in and sign the builder’s sheet without me, and some builders will later say you came in unrepresented.
