Houston new construction incentives are in a familiar fall pattern: builders have homes to finish and close before December 31, and several of their best offers end within days, not months. A few expire October 18. Rather than lower the price on the sign out front, builders tend to pay for a lower interest rate, closing costs, or design-center upgrades, because that protects the price their neighbors’ homes are being appraised against. Everything below was checked against the builders’ own flyers and incentive pages on October 8, 2026.

I only list offers whose terms and dates I could confirm this week. Several builders publish “for a limited time” offers with no end date, and I’ve left those out until the terms are in writing. Every figure is a ceiling that applies to select homes, and the builder can change or end an offer without notice.
Perry Homes
Up to $55,000 in flex cash, or a 4.99% rate (5.178% APR) on a 30-year fixed loan. This is Perry’s Year-End Sales Event on select homes; the home must close by December 31, 2026, and the rate is subject to credit approval. The community incentive summary lists Parkstone Mortgage or Crestmark Mortgage as the financing partners. Bridgeland builder incentives
Chesmar Homes
A 4.999% FHA rate (5.737% APR), 5.375% conventional (5.508% APR), or 4.999% VA (5.287% APR), all 30-year fixed. Purchase agreements must be signed between October 1 and October 18, 2026, and the home must close by December 31, 2026, financed through HomeAmerican Mortgage, a Chesmar affiliate. Funds are first-come, first-served, and the minimum credit score is 680 for FHA and VA or 780 for conventional, with a 90% maximum loan-to-value on conventional. Chesmar incentives
David Weekley Homes
Flex dollars equal to 7% of the base price, up to $40,000, on select Houston-area homes purchased between September 1 and October 18, 2026. You can apply them to a price discount, Design Studio selections, flex options, or financing incentives, and up to $20,000 can go toward financing with Grace Home Lending. Weekley owns 75% of Grace Home Lending and says using it is not required to buy a home. Present the offer to the sales consultant before you sign, because it cannot be added to a contract already written. David Weekley flyer
The 50th Anniversary offer: up to $25,000 in financing incentives and closing-cost credits on Houston-area homes purchased from August 21 through December 31, 2026, also tied to Grace Home Lending. This one gives you more time to build. Builder promotions at The Highlands
Beazer Homes
A 3.99% introductory rate on an FHA 5/1 adjustable-rate loan (6.00% APR) on select Quick Move-In homes in Houston, with contracts written between September 17 and November 17, 2026, and closing by November 17. The lender is Cardinal Financial. The rate holds for five years and then adjusts annually, the temporary buydown fee is a separate charge, and the home must be owner-occupied. Beazer flyer
What I’m not listing
Lennar runs its Houston offers in short signing windows, and its most recent published window has closed, so ask the sales team for this week’s flyer instead of relying on an old one. Tri Pointe, Ravenna, and Drees all show promotions online without published end dates or terms I could confirm, so I’m holding them until they do.
How to actually use these, and why you still want your own real estate agent
The sales counselor in a model home is skilled, and their job is to sell that builder’s homes on that builder’s terms. Nobody in that room represents you unless you bring your own real estate agent. My compensation is negotiated and written into a buyer representation agreement before we tour, and it is never free; I explain the ways it gets paid in my post on who pays the real estate agent on a new-construction home. Please register me on your first visit, because many builders will not recognize a real estate buyer’s agent who appears after the registration card is signed.
With a list like this, I read the builder’s purchase agreement, which their attorneys wrote and which looks nothing like the TREC promulgated forms used on resale homes. I get an outside loan quote so you can see what the affiliated lender’s rate is really worth. And I follow the appraisal, since a contract padded with credits still has to appraise.
The fine print I’d read first
Seller contributions are limited by the loan program. FHA allows up to 6% of the price, and conventional limits run from 3% to 9% depending on your down payment, so on a $400,000 FHA purchase a “$55,000” banner tops out near $24,000 in credits. The Beazer adjustable rate is a five-year bet, so budget for the payment after it adjusts. And watch the two dates on every offer: a contract deadline and a closing deadline. If your loan or the construction slips past the closing date, the incentive can disappear at the table. My post on discount points versus temporary buydowns walks through the math, and how builder incentives really work explains why builders structure offers this way.
