
If you own a home, homeowners insurance in Houston isn’t a formality — it’s the safety net between you and a financial disaster. I’ve had clients who paid off their mortgage or bought with cash and then dropped their coverage to save money. Why homeowners insurance in Houston matters more than you think
Our region carries risks much of the country doesn’t. Hurricanes and tropical storms, flooding, hail, and high winds are all part of life on the Gulf Coast. A standard homeowners policy covers a lot of this — fire, wind, theft, liability — but it’s just as important to understand what it leaves out.
Flood damage is usually a separate policy
This one catches many Houston buyers off guard: a standard homeowners policy does not cover flood damage. Flood coverage is separate, often through the National Flood Insurance Program or a private insurer. After storms like Hurricane Harvey, plenty of homeowners learned this the hard way — and a great deal of Harvey’s flooding happened to homes that weren’t in a designated floodplain. You can check any property’s flood risk on FEMA’s flood map service.
What about windstorm and hail?
Depending on where the home sits, windstorm and hail coverage may be excluded from the base policy and need to be added — in some coastal areas through the Texas Windstorm Insurance Association. Always read the declarations page so you know exactly what’s included before you close.
If your home is paid off, you still need coverage
When you have a mortgage, your lender requires insurance. Once the loan is paid off, that requirement disappears — but the risk doesn’t. Going without (“self-insuring”) means you’re personally on the hook for a total loss. For most owners, the annual premium is small next to the value of the home it protects.
How to find the right policy
Shop more than one insurer, ask specifically about flood and windstorm, and build the premium into your monthly budget before you buy — homeowners insurance in Houston has gotten more expensive in recent years.
