Where Stone Gate Is
Stone Gate is a long, narrow community that follows Queenston Boulevard from US-290 at its north end to Tuckerton Road at its south end, roughly two miles. Riata Ranch and Barker Cypress Road sit to the west, the rail line and the business parks along Telge Road sit to the east, and Cypress North Houston Road crosses the northern sections. The mailing address is Houston, TX 77095, but it’s unincorporated Harris County in the City of Houston’s extraterritorial jurisdiction, so there’s no City of Houston property tax. Houston National Golf Club’s fairways and lakes wind through the middle of the community, and the clubhouse sits on Houston National Boulevard.
Most errands run along US-290, Barker Cypress Road, and FM 1960, and The Boardwalk at Towne Lake is a short drive west.

Which Stone Gate is this? This guide covers Stone Gate in ZIP 77095, the community around Houston National Golf Club. Its sister subdivision, Canyon Lakes at Stonegate, sits just to the southwest; it grew from the same Land Tejas plan and shares the same homeowners association and water district, but it’s platted separately and Cy-Fair ISD zones it to different schools (Aragon Middle and Langham Creek High). Aberdeen Green Drive, for example, is in Canyon Lakes at Stonegate. Stonegate in Fort Bend County (Missouri City) is an unrelated community. The Feel of the Area
Stone Gate is a mature golf-course neighborhood. Construction began in 1998, and the homes that sell today were built from about 1999 to 2006, so the streets have full-grown trees, brick elevations, and a consistent look. The layout puts many homes on the fairways or on one of the community lakes, and the golf course’s greenways separate one section from the next, which gives the community a more open feel than a typical grid of lots. Some sections are gated, with call-box gates and a staffed guardhouse on private streets the association maintains; others are open, on public streets.

There’s no builder activity, so the homes that come up for sale are resales from owners who’ve been here a while.
Stone Gate Homes for Sale: the Stock and the Market
The housing is detached single-family, one and two stories, mostly in brick. The MLS shows build years from 1999 to 2006, with a median of 2002. Homes that sold over the past year ran from about 1,600 to 4,800 square feet, with a median near 2,900, and three to five bedrooms; the larger golf-course and lake homes push the upper end. Lots run from about 5,750 to 13,700 square feet, with a median near a fifth of an acre.
On value, I pulled the HAR MLS numbers for Stone Gate on September 28, 2026, and removed a sale from Canyon Lakes at Stonegate that the subdivision search picked up. Over the previous 12 months, 57 homes closed at a median sale price of $400,000 ($389,060 after seller concessions), a median of $141.69 per square foot, and a median of 98.7 percent of list price, typically after about 31 days on the market. Sales ranged from $255,000 to $625,000. On September 28, 14 homes were active at a median list price of about $432,450, with 2 pending. At nearly five closings a month, that’s about three months of inventory, which I read as a seller-leaning market: well-priced homes move within a month or so, and buyers should be ready when the right one lists. HAR’s subdivision page, a broader tax-roll view, puts the median market value at about $403,400.
Because Stone Gate mixes compact lots with large golf-course homes, a subdivision-wide median can hide a wide spread. For pricing, I work from Stone Gate’s own closed sales from the last six to twelve months, matched on size, lot, and whether a home sits on the course or a lake, rather than the broader 77095 ZIP code median.
At 20 to 27 years old, most Stone Gate homes have had at least one round of roof, HVAC, and water heater replacements, and many have had more. For buyers, the inspection and the seller’s disclosure show which updates are done; for sellers, documenting them is one of the most useful things you can do before listing.

What It Costs to Own in Stone Gate
Property taxes. Stone Gate has one utility district, Remington Municipal Utility District No. 1, and one school district, Cy-Fair ISD. The district’s own boundary description and map place the community inside Remington MUD No. 1, and it lies in the City of Houston’s extraterritorial jurisdiction, so there’s no city tax line. I checked each 2025 adopted rate against the Harris County Tax Office’s posting in September 2026; together they come to about 2.21 percent of value:

On a $400,000 home that’s about $8,840 a year before exemptions. As an owner-occupied homestead, the state school exemption, Cy-Fair ISD’s 20 percent local exemption, and the county’s 20 percent exemption bring it to roughly $5,990 a year, assuming no homestead exemption on the college, fire, and MUD lines; I confirm each entity’s exemptions on the parcel before we run your payment. Combined rates across Cypress commonly run from about 2.4 to 3.6 percent, according to HAR’s Harris County property tax guide, and newer master plans with younger utility districts sit toward the top of that range. Remington MUD No. 1 has brought its rate down from $0.45 in 2021 to $0.37 per $100 for 2025 (split $0.12 maintenance and $0.25 debt service), which is a big part of why Stone Gate’s total sits below that range. Since tax year 2025, Texas school districts exempt $140,000 of a homestead’s value ($200,000 for homeowners 65 or older or disabled), and Cy-Fair ISD adds its 20 percent local homestead exemption. HOA. Stone Gate is governed by the S-G Owners Association, Inc. (the Stone Gate Owners Association), which also covers Canyon Lakes at Stonegate and Canyon Lakes Village and is professionally managed by CCMC. The association publishes its assessment on its website: $1,290 a year for ungated sections and $1,490 a year for gated sections, due January 15. The dues fund the community’s amenities and common areas, and in gated sections the private streets, gates, and guardhouse. I confirm whether a home sits in a gated or ungated section before we run your numbers, so the right figure goes into your payment math from the start.
Resale fees. Every Stone Gate sale requires a resale certificate from the association, and the association’s FAQ lists the current fees, including $340 for the resale certificate and a $45 new-account setup, with extra charges for rush orders. The contract decides who pays each fee, and the association’s management certificate on file with the state is at hoa.texas.gov.
Stone Gate Schools
Stone Gate is entirely within Cypress-Fairbanks ISD, which earned a B (86) in the Texas Education Agency’s 2026 ratings for the 2025–26 school year. Cy-Fair ISD’s 2026–27 Residential Code Report assigns Stone Gate to two residence codes, and they differ only at the elementary level:

The elementary line runs through the middle of the community. When I checked addresses on Cy-Fair ISD’s School Zone Locator in September 2026, homes in the northern sections, including the Canyon Trace and Flower Mist streets, came back zoned to Lamkin, and homes in the southern sections, including Opal Ridge and Lyndon Meadows, came back zoned to Birkes. Spillane Middle School and Cypress Falls High School serve every Stone Gate address. Older records for the area show other campuses; the 2026–27 assignments above replace them.
School assignments are set by the exact address and can change when the district redraws boundaries. Confirm a specific home with Cy-Fair ISD’s School Zone Locator, and check current campus ratings at txschools.gov, before relying on them. Ratings are reported as facts, not endorsements.
Getting Around & Commute
Queenston Boulevard is Stone Gate’s spine, and its north end meets US-290, which carries you southeast toward Beltway 8, Loop 610, and downtown, or northwest toward the Grand Parkway (TX-99). Cypress North Houston Road crosses the northern sections east to west, and Tuckerton Road, at the south end, connects to Barker Cypress Road, the main route south toward FM 529, Clay Road, and I-10 and the Energy Corridor.
Typical peak drive times run 20 to 35 minutes to the Energy Corridor, 35 to 55 to downtown, 30 to 45 to the Galleria, and 40 to 60 to the Texas Medical Center. Bush Intercontinental is 35 to 50 minutes and Hobby 50 to 65. Rush hour stretches all of these, so I suggest driving your own commute at the hour you’d actually be on the road before deciding. METRO’s park-and-ride service along the US-290 corridor offers express buses toward downtown; confirm the current lot and route at ridemetro.org before you plan around it.
Flood Risk — What to Check Before You Buy
Stone Gate sits in northwest Harris County in the Addicks Reservoir watershed, upstream of the reservoir itself. The golf course’s lakes provide some stormwater detention inside the community, and Horsepen Creek, an Addicks tributary, runs a short distance south of Tuckerton Road. I didn’t find a Stone Gate-specific record of homes flooding in Hurricane Harvey in 2017 or the April 2016 Tax Day storm, but the absence of a record isn’t a guarantee, and both storms caused widespread street flooding across northwest Harris County.
Flood designation is set lot by lot, and homes backing onto the lakes or low spots on the course deserve the closest look. For any home you’re serious about, pull the current FEMA zone at the FEMA Flood Map Service Center, ask for the seller’s disclosure of flood history and any insurance claims, and request an elevation certificate if one exists. Harris County Flood Control District’s watershed information is at hcfcd.org. FEMA’s updated Harris County maps under the MAAPnext program are still in draft, so the effective map is the one that governs insurance today.
Things to Do Nearby
Inside the community, the anchor is Houston National Golf Club, an 18-hole championship course of 7,337 yards from the back tees, with a lighted driving range, a pro shop, and the Back Deck Bar & Grille. It takes public tee times, so living in Stone Gate doesn’t require a club membership. The course began as a 27-hole design around 2001 and was redesigned to 18 holes in 2010.
The association’s clubhouse and pools are the everyday gathering spots. The association lists the SG Clubhouse and its pool, the SplashPad Texas pool and spray grounds, a fitness center, sports courts, and playgrounds among its amenities, and the lakes and trails run between the sections. New owners register at the clubhouse office for amenity access cards.

Is Stone Gate the Right Fit?
The case for Stone Gate is a mature golf-course setting with a tax rate below most of the newer master plans around it. You get larger, mostly brick homes on fairways and lakes, a clubhouse with its own pool, the SplashPad Texas spray park, Cy-Fair ISD schools, and a combined tax rate of about 2.21 percent. The north end sits right at US-290, which shortens the drive toward downtown and the Beltway.
On the planning side, the homes are 20 to 27 years old, so give the inspection real attention and budget for systems as they come due. Golf-course lots carry the view along with cart-path traffic and the occasional stray ball, so walk the lot at different times of day. The elementary campus depends on which end of the community a home sits, so check the school zone before you fall for a house. Dues differ between gated and ungated sections. And inventory is limited to what Stone Gate owners decide to sell, which in a market this tight means acting quickly when the right home lists.

Stone Gate keeps the water side simple: the community sits inside one water district, and your water, sewer, and trash all come on a single bill.
Water, sewer, and trash. Stone Gate is served by Remington Municipal Utility District No. 1, operated and billed by Inframark. You set up, stop, or pay for service through Inframark’s district page at inframark.com, and the district posts its own notices, rate order, and service agreement at remingtonmud1.org. Start the application a few days before closing; the district’s rate order lists the deposit and application fee. Trash and recycling are part of the district bill: the district contracts collection to Best Trash, with twice-weekly trash pickup and a recycling day set by which side of Queenston Boulevard you’re on (the schedule is on the district’s trash page). The MUD’s share of your property tax is assessed and collected by Assessments of the Southwest (aswtax.com), separately from Harris County’s bill.
Electricity, which you choose. Stone Gate is in the deregulated Texas market, so you pick your own retail electric provider and can switch at the end of any contract. The poles, wires, and meter belong to CenterPoint Energy (centerpointenergy.com), which is who you report an outage or a downed line to no matter whose name is on your bill. You shop and sign up for a plan at the state’s official marketplace, PowerToChoose.org. Have your address or ESI-ID handy, and set it up before closing so the power is on in your name the day you get keys.

Internet and TV. Cable from Xfinity is the widely available default, and AT&T offers fiber on some Cypress-area streets. Fiber varies block to block, so check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on it.
The homeowners association. Stone Gate is governed by the S-G Owners Association (Stone Gate Owners Association), which also covers Canyon Lakes at Stonegate and Canyon Lakes Village and is managed on-site by CCMC. The association’s website, stonegatetxhoa.com, is where you’ll find new-resident information, gate and EZ Tag registration, architectural forms, and maintenance requests; dues are paid through CCMC’s resident portal, BUURT.
