Lots run from one acre to almost six, most of the homes are custom builds from 2004 on, and there is no MUD and no city water: every home has its own well and septic system. With no MUD or city line on the tax bill, the combined 2025 property tax rate is about 1.83 percent. The Katy ISD schools that serve it are Katy Elementary, Haskett Junior High, and Katy High. Where Lakes of Katy Is
Lakes of Katy fills the block north of Morton Road and west of Pitts Road, with Hall-Thompson Road along its northern edge and August Lakes just beyond it, up to Clay Road. Downtown Katy is about two and a half miles south by way of Pitts Road and Avenue D, I-10 is roughly three miles south, and the Grand Parkway is about four miles east along Morton or Clay Road. Inside the gate, three streets run east to west between the lakes: Lakes of Katy Lane, Boaters Crossing Drive, and Skiers Crossing Drive.
The Waller County and Harris County line runs along Pitts Road, so the neighborhood’s front gate faces Harris County across the street. Because of that line, Lakes of Katy homes are appraised by the Waller County Appraisal District and carry a Waller County tax stack, while the homes across Pitts Road file with HCAD and pay a Harris County one.

Which “Lakes” is this? Katy has a crowd of lake-named communities, and this guide covers only one: the Waller County plat recorded as S559101 Lakes of Katy. August Lakes, directly to the north, is also a gated water-ski community with the same schools, but it is a separate plat with its own association. Katy Lakes, Ventana Lakes, Grand Lakes, Lakes of Buena Vista, and Katy Lake Estates are separate communities as well, most of them miles away and in other counties. A home’s legal description on the Waller CAD record should begin “S559101 Lakes of Katy.”
Life on the Lakes
The four lakes are the reason the community exists. They connect through narrow channels, and the long main lake carries a ski jump painted with the Lakes of Katy name. Owners use them for water-skiing, boating, swimming, kayaking, and paddleboarding, and the association keeps an approved-boat list and a reservation calendar for time on the lakes on its website. Waterfront lots have their own docks, and many carry boat lifts and covered boathouses; a community boat ramp and dock look out on a small palm-topped island.

Behind the gate the pace is quiet: large lots, long driveways, parking with room for a boat, and backyards that open onto the water. The association’s public website describes the lakes, the reservations, and the boat rules. It does not describe a clubhouse or a community pool, so plan on the lakes and your own backyard as the amenities.
Lakes of Katy Homes for Sale: the Stock and the Market
The homes are custom single-family houses on lots that start at one acre. The Waller County parcel roll lists 71 residential lots from 1.0 to 5.9 acres, with a median of about 1.6 acres, plus six reserves set aside for landscaping, drainage, recreation, and a private park. Most of the homes went up in the mid-2000s, and building continues on the remaining lots: the 24-month sales below include a home built in 2021 and a lakefront custom home finished in 2025. The homes that sold ran from about 3,200 to 5,000 square feet with three or four bedrooms, and the two on the market are larger, at about 4,600 and 5,200 square feet with five bedrooms each.
I pulled the HAR MLS numbers for Lakes of Katy on September 29, 2026. Over the previous 24 months, 6 homes closed at a median sale price of $1,292,500, a median of $336 per square foot, and a median of 98.7 percent of list price, with a median of 9 days on the market. Sales ranged from just over $1 million to about $1.7 million, and two of the six closed in the most recent 12 months. On September 29, 2 homes were active, at $1,150,000 and $1,250,000, with none pending. The HAR figures back up what the plat suggests: a community this size trades two or three homes a year, and a well-priced home tends to sell in days while an overpriced one can sit for months.
With so few sales, a median is a rough guide. The biggest price driver is the water: a lot with frontage on the main ski lake, a boathouse, and a lift trades in a different range from an interior lot or one on a narrow channel, even with a similar house. When I price a Lakes of Katy home I start from its own plat’s sales, adjust for frontage, acreage, the boat structures, and the age of the big systems, and then check the result against August Lakes next door and the other acreage and lakefront sales on the north side of Katy. For the same reason, I plan the appraisal with a buyer’s lender early, because an appraiser who has to reach outside the plat for comparables needs good ones.

What It Costs to Own in Lakes of Katy
Property taxes. Lakes of Katy has no municipal utility district, no water district, and no city line, which is unusual for a Katy address. The Waller County Appraisal District’s 2025 record for a Lakes of Katy lot lists five taxing units, and their 2025 adopted rates add up to about 1.83 percent of value:

For a $1,292,500 home, the 24-month median sale price, that’s roughly $23,700 a year before exemptions. With a homestead exemption on file, the state’s $140,000 school exemption and Waller County’s 20 percent homestead exemption on the county and road lines (plus $3,000 more on the road line) bring it to about $20,700 a year; the drainage and fire lines stay at full value for owners under 65. I confirm each parcel’s exemptions and the current appraised value before we build your payment. At Firethorne’s combined rate of about 2.32 percent, the same home would carry roughly $6,300 more a year before exemptions, and many of the newer MUD communities on Katy’s north and west sides run higher still. Since tax year 2025 the state exempts $140,000 of a homestead’s value from school tax ($200,000 for owners 65 or older or disabled), and Katy ISD adds $10,000 more for owners 65 or older. The 2026 rates are being adopted this fall; Katy ISD kept its rate at 1.1171, ESD No. 200 kept 0.1000, the drainage district has posted 0.0618, and Waller County’s had not been confirmed as of late September 2026, so this table will be refreshed once every entity has voted. HOA. The Lakes of Katy Property Owners Association, Inc. is mandatory and is managed by Inframark. Dues cover the gate, the lakes, and the common areas, and the association doesn’t publish the amount, so I get the current figure before we build your numbers. Owners reach documents, the directory, lake reservations, and the approved-boat list through the association’s website.
Resale fees. Every sale needs a resale certificate, which the title company orders through Inframark’s resale provider as part of its closing process. The certificate shows the current dues and the association’s resale and transfer charges, and the contract settles who pays which one.
Well, septic, and the water. Owning here means owning your own water and wastewater systems. Waller County requires an aerobic septic system to stay under a maintenance contract with a state-certified provider, so that contract transfers or gets signed at closing. The well pump runs on electricity, so a power outage also stops the water unless the house has a generator. On the lakefront, the dock, lift, boathouse, and bulkhead are yours to maintain, and they belong in the inspection and the insurance quote.
Lakes of Katy Schools
Lakes of Katy is entirely inside Katy ISD, rated B (88) by the Texas Education Agency in its 2026 ratings for the 2025–26 school year. Katy ISD’s own attendance-boundary map places Lakes of Katy addresses in these three zones for both the current and the next school year:

Most of the Katy Elementary zone goes on to Katy Junior High, and the northern sections, Lakes of Katy among them, go to Haskett instead. The association’s older move-in notes still name Katy Junior High, so the junior high is the campus to confirm for a specific home.
Zoning in Katy ISD is set by the exact address and changes as the district opens campuses, so run any specific home through the district’s Find My School map and read the latest campus ratings at txschools.gov. I report ratings as published facts, not endorsements.
Getting Around & Commute
Pitts Road is the way in and out. South, it becomes the route to Avenue D, US-90, and downtown Katy; north, it reaches Clay Road. Morton Road runs east to the Grand Parkway, and I-10 is about three miles south through town, with interchanges at Pin Oak Road and Katy Fort Bend Road.
By road, the Energy Corridor is about 15 to 20 miles east on I-10, the Galleria about 23, downtown Houston about 30 (roughly 40 to 60 minutes at rush hour), and the Texas Medical Center a little over 30. Bush Intercontinental and Hobby are each roughly 35 to 45 miles away. Rush-hour times on I-10 swing widely, so time a test drive at your real departure hour. METRO’s park-and-ride service along I-10 offers express buses toward the Energy Corridor and downtown, and ridemetro.org lists the closest lots and current routes.
Flood Risk — What to Check Before You Buy
I checked all 71 Lakes of Katy residential lots against FEMA’s National Flood Hazard Layer on September 29, 2026. Every lot sits in Zone X, the designation outside the 1-percent-annual-chance floodplain; 66 fall in the minimal-hazard shading and 5 in the 0.2-percent-annual-chance shading, and none touch a special flood hazard area. The Cane Island Branch of Buffalo Bayou runs just east of Pitts Road, outside the plat. My search turned up no report of Lakes of Katy homes flooding in Hurricane Harvey (2017) or the Tax Day storm (2016); that tells you nothing was reported on these three streets, which is different from a guarantee for any one lot.
A flood zone attaches to a lot, and lakefront lots have their own questions about the bank, the bulkhead, and how the lake level behaves in a heavy rain. Before an offer, I look up the lot on the FEMA Flood Map Service Center, and during the option period we read the seller’s flood and insurance-claims disclosure, ask for any elevation certificate, and get a flood insurance quote. Flood coverage is available in Zone X, and an early quote tells you what it costs for that particular house.
Things to Do Nearby
Inside the gate, the lakes are the amenity: skiing on the main lake, paddling on the quieter arms, and the community ramp and dock. The association’s website handles lake reservations and the approved-boat list.

- Parks: Katy Park, the county’s 100-acre youth baseball and soccer complex on Morton Road, about two and a half miles east; Mary Jo Peckham Park, with a stocked fishing lake, a one-mile trail, and an aquatic center, about two miles southeast; and Paul Rushing Park, 232 acres of Katy Prairie with a chain of shallow lakes known for bird-watching, about six miles north on Katy Hockley Road.
- Downtown Katy: the restaurants and shops of Old Town Katy and Katy Heritage Park, about two and a half miles south.
- Shopping and errands: Katy Mills and Typhoon Texas at I-10 and Pin Oak, and the grocery-anchored centers along I-10 and the Grand Parkway.
Is Lakes of Katy the Right Fit?
The case for Lakes of Katy is a lake you can actually ski on, behind a gate, on an acre or more, a few minutes from downtown Katy and in Katy ISD, with a tax rate around 1.83 percent, below the 2.3 percent and up that many Katy MUD communities carry. Private ski lakes are rare this close to I-10 and downtown Katy.
What to plan for: the entry price is over $1 million, and dues, taxes, insurance, and lakefront upkeep add a meaningful yearly cost on top of the mortgage. Every home runs on a well and a septic system, which need an inspection before you buy and a maintenance routine after. Most homes date from the mid-2000s, so roofs, air conditioning, water heaters, and pool equipment deserve a close look and a reserve. With two or three sales a year, the lot you want may not come up for a while, so an alert that fires the day it lists matters here, and the thin sales record makes careful pricing and appraisal planning part of every deal.
If you’re comparing, Firethorne has a gated section at much lower prices, with a MUD in its tax rate, and Cinco Ranch is built around lakes and trails across a large master-planned community, with MUD districts in its tax rates. August Lakes, just north, is the closest match, with the same schools and the same water-ski setup on its own plat.
Work With a Lakes of Katy Realtor
The first thing I check on a Lakes of Katy listing is the legal description on the Waller CAD record, because August Lakes sits just across Hall-Thompson Road with the same schools and the same water-ski life, and a search for “Lakes of Katy” can pull in homes that aren’t on this plat. The second is the county line along Pitts Road: this plat is in Waller County, so the homestead filing goes to the Waller County Appraisal District, the school tax is billed by the Fort Bend County Tax Office, and a tax estimate built on a Harris County neighbor across the road is wrong from the start. The third is the property itself. I line up the well test, the septic inspection and maintenance-contract transfer, a survey, and a look at the dock, lift, boathouse, and bulkhead during the option period, since on an acreage lakefront home those items carry much of the repair risk.
Pricing is the other half of the work. With two or three sales a year on the plat, I compare lakefront against interior lots, main-lake against channel frontage, and the recent sales in August Lakes, and I plan the appraisal with the lender so the comparables are ready when the appraiser needs them. Setting Up Utilities in Lakes of Katy
Lakes of Katy works differently from most Katy neighborhoods. There’s no MUD, no water district, and no city utility; each home runs on its own private well and septic system, so move-in centers on keeping those systems maintained.
Water, septic, and trash. Water comes from each home’s private well, and wastewater goes to an on-site septic system, often an aerobic one. Waller County’s Environmental Division permits and oversees septic systems (co.waller.tx.us), and the county requires every aerobic system to stay under a maintenance contract with a state-certified provider, so take over the seller’s contract or sign a new one at closing. I also recommend testing the well water and having the pump checked during the option period. Wells in Waller County fall under the Bluebonnet Groundwater Conservation District (bluebonnetgroundwater.org). For trash and recycling, the association’s website lists Texas Pride Disposal (texaspridedisposal.com), and recent listings describe garbage service as an association amenity; confirm with Inframark at closing that it’s still the neighborhood’s hauler and how it’s billed.
Electricity (you choose your provider). Lakes of Katy sits in CenterPoint Energy’s service territory on the Public Utility Commission’s map, not an electric co-op’s, so it’s part of the deregulated Texas market: you pick your own retail electric provider and can switch at the end of any contract. CenterPoint (centerpointenergy.com) owns the poles, wires, and meter, so that’s who you report an outage or a downed line to, no matter whose name is on your bill. You shop and sign up for a plan at the state’s official marketplace, PowerToChoose.org. Have your address or ESI-ID handy, and set it up before closing so the power, and with it the well, is on in your name the day you get keys.
Natural gas. The association lists CenterPoint Energy as the neighborhood’s gas provider. Residential gas is regulated, so there’s nothing to shop; you just open an account. On acreage, confirm the house you’re buying actually has a CenterPoint gas meter, since a home without one is all-electric or runs on propane from a private tank.
Internet and TV. Xfinity (xfinity.com) and AT&T (att.com) both serve the Katy area, and Fidium Fiber from Consolidated Communications (consolidated.com), Katy’s local phone company, offers fiber in parts of town. On one- to three-acre lots, wired service can change from one lot to the next. T-Mobile and Verizon 5G home internet and satellite service (Starlink, Viasat, HughesNet) work almost anywhere. Check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on any wired option.
HOA. The community is governed by the Lakes of Katy Property Owners Association, Inc., managed by Inframark (inframark.com). The association’s website, lakesofkaty.org, is where owners log in for documents, reserve time on the lakes, and check the approved-boat list. For a sale, the title company orders the resale certificate through Inframark’s resale provider, CondoCerts, as part of closing, and the certificate shows the current dues and what they cover.
After you close. File your homestead exemption with the Waller County Appraisal District; the application is on WCAD’s forms page (waller-cad.org). It’s free, and you never need to pay a third party to do it. You’ll get two property-tax bills and no MUD bill. The Waller County Tax Office (tax.co.waller.tx.us) collects the county, road, drainage-district, and fire-district taxes, and Katy ISD’s school tax on Waller County homes is collected by the Fort Bend County Tax Office (fortbendcountytx.gov), per Katy ISD.
