
If you’re thinking about living in Cypress, TX, you’re looking at one of the most popular places to buy a home in the greater Houston area — and for good reason. Cypress pairs newer master-planned communities, strong schools, and bigger lots with a genuine suburban feel, all about 30 minutes northwest of downtown Houston. Here’s an honest local’s overview to help you decide if it’s the right fit.
Why buyers choose Cypress
Most of my Cypress buyers are after the same handful of things: more house and yard for the money than you’ll find closer in, well-regarded schools, and the convenience of a master-planned community where the parks, pools, and trails are built right in. Add easy access to Highway 290 and the Grand Parkway (99), and you get a comfortable suburban base that still connects to the rest of Houston, the Energy Corridor, and the medical center.
The master-planned communities
Cypress is really a collection of communities, each with its own personality. A few of the standouts:
- Bridgeland — one of the largest master-planned communities in the country, built around lakes, kayaking, and miles of trails, with an on-site school campus.
- Towne Lake — centered on a large private lake with boat docks and The Boardwalk’s dining and shops; a true lakefront lifestyle.
- Cypress Creek Lakes — lakes, mature oaks, and an easygoing, family-friendly feel.
- Coles Crossing and Fairfield — established favorites with mature trees, resort-style amenities, and strong resale demand.

Schools: Cypress-Fairbanks ISD
Nearly all of Cypress is served by Cypress-Fairbanks ISD (CFISD) — the third-largest district in Texas and consistently one of the higher-rated districts in the Houston area. One important caveat I tell every buyer: campus assignments vary by the specific address, even within the same community. Before you fall in love with a house, confirm its exact school zoning using the CFISD attendance lookup — I’m glad to help you check.
Getting around
Highway 290 and the Grand Parkway (99) are the two arteries that make Cypress work. They put the Energy Corridor, Vintage Park, and the Tomball/Spring corridors within an easy drive, and downtown Houston roughly 30 minutes out depending on where in Cypress you land and the time of day. Commute matters a lot here, so it’s worth weighing against which community you choose.
What to know before you buy in Cypress
A few local realities I make sure buyers understand up front:
- MUD taxes. Most Cypress communities sit in a Municipal Utility District, which adds to your property tax rate to pay for the water, sewer, and infrastructure that make these neighborhoods possible. It’s normal here — just budget for it.
- Flood risk. Parts of the Cypress area saw flooding in past storms, and flood zones don’t always match where water actually goes. Check any home’s flood history and factor in the right insurance before you commit.
- Financing. Get your financing lined up early — Cypress homes in popular communities can move quickly.
