Longwood Village Realtor — Your Local Guide to Longwood Village, Cypress TX 77429
I’m Kevan Pewitt, a Longwood Village Realtor and the broker behind Houston Prime Realty. Longwood Village is an established golf-course community in Cypress, in unincorporated northwest Harris County (ZIP 77429), built around The Golf Club at Longwood off Spring Cypress Road near Telge. It was established in 1995 and built out over the following decade — a resale market of roughly 1,435 single-family homes across about 21 numbered sections, two of them gated, all zoned to Cypress-Fairbanks ISD. Mature trees, lakes and ponds, and Little Cypress Creek running through the middle give it its character — and that same creek is why flood history is the one thing I’d have every buyer check here, lot by lot.

Longwood Village sits in the Cypress area of unincorporated northwest Harris County, ZIP 77429, about 24 miles northwest of Downtown Houston. You’ll find it off Spring Cypress Road near Telge Road, in the corridor between US-290 (the Northwest Freeway) to the southwest and TX-249 (Tomball Parkway) to the east, with the Grand Parkway (TX-99) and Beltway 8 both a short hop out via those two highways. The Golf Club at Longwood, at 13300 Longwood Trace Drive, is the geographic and visual center of the community — the neighborhood is quite literally built around it.
Longwood is organized into about 21 numbered sections rather than named villages, and because it grew in over a decade you’ll see the housing style shift a little from one section to the next. Two of the sections are gated. It’s worth orienting on early — not for schools (every section feeds the same Cy-Fair ISD campuses) but for how close a given home sits to the golf course, the creek, and the ponds, which is what really drives the feel and the price from one street to the next.
Getting around and commute times
Longwood’s location puts the northwest and west job centers within a reasonable reach and the central ones a longer haul. As a rough guide in typical traffic: the Energy Corridor is about 25 minutes south, the Galleria/Uptown around 30 minutes, Downtown roughly 35 minutes via US-290, and the Texas Medical Center commonly 40 minutes — the farthest of the major centers. The highways doing the work are US-290, TX-249 (Tomball Parkway/Tollway), the Grand Parkway (TX-99), and Beltway 8; US-290 carries barrier-separated HOV lanes toward Loop 610 for rush-hour commuters, and the Cypress Park & Ride offers Houston METRO commuter service toward the Northwest Transit Center and Downtown. George Bush Intercontinental (IAH) is about 28–29 miles / 35–47 minutes via Beltway 8; Hobby is a good deal farther on the south side. If a commute is going to make or break the move, drive it yourself at the hour you’d actually be driving it before you commit.
The feel of the area
Longwood reads as a settled, wooded golf community rather than a brand-new one. The homes sit under a mature tree canopy — the HOA’s tagline is “peaceful family living in the canopy of the trees” — with lakes and ponds worked through the sections and hike-and-bike trails connecting them. The amenity package is genuinely deep for a community this size and all of it is HOA-owned: two swimming pools, three playgrounds, four competition tennis courts, pickleball and tennis leagues, a nature pond, a pavilion, shaded gathering areas, and the trail network. Two of the sections are gated.

The Golf Club at Longwood — the 18-hole course the community is built around.
At the center is The Golf Club at Longwood (13300 Longwood Trace Drive), which reopened in August 2024 after a full renovation as an 18-hole championship course. It was originally a 27-hole layout — three nines called Pine, Palmetto, and Post Oak, opened in 1995 — and the reduction to 18 holes is directly tied to the flood project I cover below. The club is owned by Triumph Golf, open to the public, with a renovated clubhouse, a practice and teaching facility, and a grille and event space. Worth being clear on one thing buyers often assume: golf membership is entirely separate and optional — it is not part of your HOA dues, and living in Longwood doesn’t require joining the club. Day-to-day shopping and dining sit along the US-290 and FM 1960 corridors just outside the community, with bigger destinations like Houston Premium Outlets, Vintage Park, and the Towne Lake Boardwalk a short drive away.
Longwood Village homes for sale: the stock and the market
Longwood is overwhelmingly single-family detached — traditional and Georgian brick homes, with a mix of starter homes, garden homes, mid-size single-family homes, golf-course-frontage homes, green-space homes, and a handful of larger custom homes. Per HAR’s subdivision data, the median home is about 2,865 square feet on a median 8,886-square-foot lot, with a median year built of 1997 and an average of roughly 3.8 bedrooms and 3.2 baths. Because the community is fully built out, the Longwood Village homes for sale today are almost entirely resale — there’s no active builder program or model homes here, so a buyer set on brand-new construction would look to other Cypress communities.
As of March 2026, the Longwood Village neighborhood median sale price was about $465,000 (up 7.8% year over year) at roughly $166 per square foot, selling in about 46 days, per Redfin. HAR’s subdivision data puts the neighborhood value range at $333,000 to $563,000. One honest caveat on the numbers: Longwood sells a small number of homes each month, so the monthly medians swing hard — a separate January 2026 snapshot showed a $560,000 median, which reflects the low sales volume more than a real 30% jump. That’s exactly why I lean on per-square-foot comps within your specific section rather than a single headline median. Treat any one number as a point-in-time snapshot — ask me for this week’s figures for the section you’re looking at.

Schools
Longwood Village is zoned entirely to Cypress-Fairbanks ISD (Cy-Fair ISD) — every section feeds the same three campuses: Hamilton Elementary (12050 Kluge Road), Hamilton Middle School, and Cy-Fair High School (22602 Hempstead Highway). Cy-Fair is one of the largest districts in Texas and earned an overall “B” (85 out of 100) from the Texas Education Agency for 2024–25, up from 82 the prior year, and it has held the TEA’s “Superior” financial rating (School FIRST) for 23 straight years. As directional reference points reported as facts, GreatSchools currently rates Hamilton Elementary around 9/10, Hamilton Middle “above average,” and Cy-Fair High School around 7/10 (GreatSchools is a supplemental aggregator, not an official source).
School zoning is set by the exact property address and Cy-Fair rezones periodically, so always confirm a specific home’s campuses — check current ratings and assignment at txschools.gov and with Cy-Fair ISD directly. I also keep Cypress homes organized by campus on my Schools page, including the Hamilton Elementary page with ratings, a map, and zoned homes.
Flood risk — what to check before you buy
This is the section I’d pay the closest attention to in any Longwood purchase, and I’d rather you hear it straight from me than find it after you’re under contract. Longwood Village has a documented flooding history along Little Cypress Creek, which runs through the middle of the community within the broader Cypress Creek watershed. Per a former HOA board member speaking to FOX 26, homes flooded in the 2015 Memorial Day event (about 37 homes), the 2016 Tax Day flood (about 64 homes), and Hurricane Harvey in 2017 (more than 100 homes).
Here’s the important counterweight, and it’s a real one. Under the Harris County Flood Control District’s Little Cypress Creek Frontier Program — funded by the 2018 flood bond — HCFCD is acquiring roughly 80 acres of the golf course to build a stormwater detention basin and widen Little Cypress Creek through the property from about 340 feet to 600 feet. HCFCD’s preliminary engineering projected a water-surface-elevation reduction of about 6.7 feet at Longwood Trace and nearly 11 feet at Kluge Road, and the district has said the project would reduce flood risk for hundreds of Longwood Village homes and benefit more than 3,000 homes in surrounding neighborhoods. That project is exactly why the golf course was reduced from 27 holes to 18. So the flooding is documented history, and the mitigation is a genuine, funded, in-progress positive — but it is not complete, and risk here is property-specific.
Two things worth knowing on the map side: Longwood sits in northwest Harris County and drains to Cypress Creek — it is north of and outside the Addicks/Barker reservoir watershed. And several area homes that flooded were not in a mapped floodplain, so I’d carry flood insurance regardless of the zone. Before you make an offer on any specific home here, pull its current flood designation at the FEMA Flood Map Service Center and ask for the home’s flood history and any elevation certificate. Risk varies street to street, sometimes lot to lot, and I’ll help you check it lot by lot.
Things to do nearby
Inside Longwood Village, the amenities are HOA-owned and open to all residents: two swimming pools, three playgrounds, four competition tennis courts (with tennis and pickleball leagues), a nature pond, a pavilion and shaded gathering spots, and the hike-and-bike trail network — all under the community’s mature tree canopy. At the center, The Golf Club at Longwood is open to the public for daily-fee play, with membership separate and optional.

Beyond the community, the Cypress side of US-290 gives you a real menu — here’s where my buyers actually spend their weekends:
- Shopping: Houston Premium Outlets — an open-air center on US-290 with 140-plus designer and name-brand outlet stores, a short drive west.
- Shopping & dining: Vintage Park — a walkable open-air center of shops and restaurants off TX-249, minutes to the east.
- Waterfront dining & live music: The Boardwalk at Towne Lake — a lakefront strip of restaurants, shops, and patios over the water, a few minutes north in Cypress.
- Golf: The Golf Club at Longwood — the community’s own renovated 18-hole championship course, public and right in the neighborhood.
- Parks & outdoors: Telge Park — a Harris County Precinct 3 park nearby for trails and open space.

Is Longwood Village the Right Fit?
Its strengths are real: an established golf-course setting with mature trees, a genuinely deep amenity package for the dues, Cy-Fair ISD schools in a TEA “B” district, and a mid-$400s price point that buys more house and land than newer Cypress construction at the same number. The trade-offs are honest ones — the homes are 1990s-to-2000s vintage (median build 1997), so budget for updates and inspect carefully; the ~2.22% tax rate includes Harris County MUD 360; it’s resale only; and the flooding history along Little Cypress Creek is the item I won’t let a buyer skip, even with the HCFCD project underway. If Longwood Village sounds like your kind of place — or you’re weighing it against Coles Crossing, Fairfield, or Towne Lake — that’s exactly the conversation I’m good at.
