Sheffield Realtor — Your Local Guide to Sheffield, Houston TX 77095
I’m Kevan Pewitt, a REALTOR® and the broker-owner of Houston Prime Realty, licensed as a Texas real estate broker since 1989, and I work as a Sheffield Realtor for buyers and sellers in the Cy-Fair area of northwest Houston. Sheffield is a cluster of about 390 single-family homes on four recorded plats — Sheffield Section One and Sheffield Estates Sections Two, Three, and Four — tucked between Langham Creek High School and Queenston Boulevard, just north of FM 529, in ZIP 77095. The plats were recorded from 2001 to 2004 and the homes went up from about 2000 to 2006. Water and sewer come from Langham Creek Utility District, whose $0.61 rate brings the combined 2025 property tax rate to about 2.45 percent, and the Cy-Fair ISD schools that serve it run from Holmsley Elementary to Aragon Middle to Langham Creek High. What follows comes from the county’s recorded plats and tax postings, the school district, the utility district’s own records, and the MLS, so you can judge the fit yourself.

Where Sheffield Is
Sheffield fills the block of land between the Langham Creek High School and Holmsley Elementary campuses on the west and Queenston Boulevard on the east, with FM 529 along its southern edge and Copper Lakes to the north. Barker Cypress Road is about a mile west, Highway 6 about a mile and a half east, and US-290 roughly three miles north by way of Barker Cypress. Sheffield Bend Drive, Sheffield Pines Lane, and Sheffield Oaks Drive carry the neighborhood’s name, and the rest of the streets run to creeks, parks, and falls — Haley Falls Lane, April Creek Lane, Terrace Park Drive, Rush Trace Court, Arbor Park Court, Glenbank Way, Valhallah Way, and Eden Falls Court among them. Mail goes to Houston, TX 77095, yet the neighborhood lies outside the city limits in unincorporated Harris County, within Houston’s extraterritorial jurisdiction, which means no City of Houston tax on the bill.
The Copper Lakes recreation center on Longenbaugh Drive sits a block or two north of Sheffield’s streets, close enough that the two get mixed up in directory listings. Copper Lakes is a separate community with its own water district, Harris County MUD No. 173; Sheffield’s is Langham Creek Utility District.

Which Sheffield is this? The name collides with places that have nothing to do with this neighborhood — a 1929 Sheffield plat in east Houston, a handful of “Sheffield” street names scattered across Harris County, and Sheffield, Texas, out in Pecos County. This guide covers the 77095 cluster only. On HCAD’s recorded-subdivision map, that cluster is exactly four residential plats: Sheffield Section 1 (recorded 2001) and Sheffield Estates Sections 2, 3, and 4 (2002 to 2004), plus a small partial replat. HAR tracks the same homes under two profiles, “Sheffield (77095)” and “Sheffield Estates,” which together cover about 390 properties. The recorded plat name on a home’s HCAD record settles which one it belongs to, and that name is the first thing I confirm.
The Feel of the Area
Sheffield is a settled neighborhood of brick homes with the schools next door. The stone SHEFFIELD monument on Queenston Boulevard, set in ornamental grasses under mature trees, marks the entrance, and the streets inside curve past the community green, where a brick gazebo stands in a circle of lawn. The pool sits behind a brick pavilion with a metal hip roof and twin cupolas, with a blue slide and shaded seating, and a playground and park fill out the common area. The Langham Creek High School campus and its athletic fields are directly across the neighborhood’s western edge, and Holmsley Elementary is at the northwest corner, so for many addresses the school run is a walk.

Because the neighborhood is built out, every home for sale is a resale, and with about 390 homes, roughly a dozen come on the market in a typical year.
Sheffield Homes for Sale: the Stock and the Market
The housing is detached single-family, one and two stories, mostly brick, in the traditional style Cy-Fair builders favored in the early 2000s. The homes that sold over the past year were built from 2001 to 2005 and ran from about 1,840 to 3,060 square feet, with three to five bedrooms, on lots from about 6,500 to 12,000 square feet. The median home that sold was about 2,550 square feet on a 7,200-square-foot lot, a bit more than a sixth of an acre. HAR’s subdivision profiles put the medians a little lower across the whole cluster, about 2,400 square feet on a 7,000-square-foot lot.
I pulled the HAR MLS numbers for Sheffield on September 29, 2026. Over the previous 12 months, 12 homes closed at a median sale price of $311,500, a median of $119.12 per square foot, and a median of 99.0 percent of list price, typically after about a month on the market. Sales ranged from $255,000 to $345,000. Over 24 months, 23 homes sold at a median of $311,500, with the highest sale at $375,000. On September 29, 1 home was active, at $315,000, with none pending. At one sale a month and a single listing, the inventory figure is close to a month, which I read as a market where a well-priced home sells quickly but where buyers can wait weeks for the next one. HAR’s two subdivision pages, a broader tax-roll view, put the median market value at about $314,000 to $319,000 in September.
Twelve sales is a small sample, and a single remodeled two-story on Slippery Elm or a smaller one-story on Fernchase can shift the median by $20,000 in either direction. When I price a Sheffield home I start from its own section’s closings over the past 24 months, then adjust for the square footage, the lot, the condition of the big systems, and the street, and I compare the result with what similar homes brought in Copper Lakes and the closest Copperfield villages.
Sheffield’s homes are 20 to 26 years old, so a first-generation roof, condenser, or water heater is either recently replaced or due. I ask that question on every showing, and the seller’s disclosure and the inspection report settle it for a buyer. If you’re selling, the invoices for the roof, the HVAC, and the water heater belong in the listing file, because a buyer who can see the dates will pay for them.

What It Costs to Own in Sheffield
Property taxes. Sheffield pays into one utility district, Langham Creek Utility District, and one school district, Cy-Fair ISD. The district is a utility district rather than a numbered Harris County MUD, and I confirmed it three ways: the state’s water-district map places the Sheffield addresses inside it, the district’s tax assessor-collector lists the rate, and a 2026 Sheffield Estates listing carried the same 2.4507 total. There is no City of Houston line, since the plats sit in the city’s extraterritorial jurisdiction. Each 2025 adopted rate below matches the Harris County Tax Office’s posting as of September 2026, and together they come to about 2.45 percent of value:
| Taxing unit | 2025 adopted rate (per $100) |
| Cy-Fair ISD | 1.0669 |
| Langham Creek Utility District | 0.6100 |
| Harris County | 0.3810 |
| Harris County Hospital District | 0.1876 |
| Lone Star College System | 0.1060 |
| Harris County Flood Control District | 0.0497 |
| Harris County ESD 9 (Cy-Fair Fire) | 0.0388 |
| Port of Houston Authority | 0.0059 |
| Harris County Dept. of Education | 0.0048 |
| Combined | 2.4507 |
For a $311,500 home, that’s roughly $7,630 a year before any exemptions. With a homestead exemption on file, the state’s $140,000 school exemption, Cy-Fair ISD’s 20 percent local exemption, Harris County’s 20 percent, and Langham Creek Utility District’s 20 percent bring it down to about $4,700 a year. I left the college and fire lines at full value in that estimate, and I verify each entity’s exemptions on the actual parcel before we build your payment. The district line is the one to plan for: Langham Creek Utility District’s 2025 rate of $0.61 per $100 splits into $0.40 for debt service and $0.21 for operations, which is what places Sheffield above Copperbrook (about 2.15 percent), Stone Gate (about 2.21 percent), and Riata Ranch (about 2.32 percent) nearby, though still under the 2.6 to 3.7 percent that the newer bond-heavy MUD communities farther out on US-290 typically carry. My guide to how MUD districts work in Texas explains how a district’s bond debt shapes its rate over time.
The school line is where an owner-occupant saves the most: since tax year 2025 the state exempts $140,000 of a homestead’s value from school tax ($200,000 for owners 65 or older or disabled), and Cy-Fair ISD adds a 20 percent local exemption before the state amount comes off. My Texas homestead exemption guide shows how the pieces add up. The 2026 rates are still being adopted this fall, and Cy-Fair ISD’s depends on a November 3, 2026 election, so this table will be refreshed once every entity has voted. Check a parcel’s current rate at HCAD.org. This is general information, not tax advice.
HOA. The Sheffield Homeowners Association, Inc. is mandatory for the plats it covers and is managed by Crest Management Company. Its management certificate on file with the state names Sheffield Section One and Sheffield Estates Sections Two, Three, and Four, which are the four residential plats HCAD records for the cluster. Crest lists the assessment as not published, so I get the current amount from Crest before we build your numbers. If a listing or deed uses another Sheffield label, the title commitment tells us which association, if any, governs that lot.
Resale fees. Every sale in the association needs a resale certificate, which the title company orders from Crest Management as part of its closing process. The certificate carries the association’s resale and transfer charges, and who pays which one is settled in the contract. The association’s management certificate is searchable at hoa.texas.gov.
Sheffield Schools
Sheffield is entirely inside Cypress-Fairbanks ISD, rated B (86) by the Texas Education Agency in its 2026 ratings for the 2025–26 school year. A verified Sheffield Estates address runs through three campuses, two of them right next door:
| Campus | Grades | 2026 TEA rating | Notes |
| Holmsley Elementary | PK–5 | B (81) | 7315 Hudson Oaks Drive, at Sheffield’s northwest corner; also serves Copperfield’s Westcreek Park and the Sommerall subdivisions |
| Aragon Middle School | 6–8 | B (89) | 16823 West Road, about a mile and a half north; Holmsley addresses split between Aragon and Kahla, so confirm the address |
| Langham Creek High School | 9–12 | B (88) | 17610 FM 529, directly across Sheffield’s western edge |
Cy-Fair ISD’s residential code report lists Sheffield on all three campus pages, and my school pages agree on that path. Because the district’s Holmsley zone continues to either Aragon or Kahla Middle School depending on the address, the middle school is the campus to confirm for a specific home.
Zoning in Cy-Fair ISD is set by the exact address and can change when the district rebalances campuses, so run any specific home through the district’s School Zone Locator and read the latest campus ratings at txschools.gov. I report ratings as published facts, not endorsements.
Getting Around & Commute
FM 529 is the neighborhood’s front door: west a mile to Barker Cypress Road, or east a mile and a half to Highway 6. Barker Cypress and Highway 6 both run north to US-290 and south toward the Energy Corridor and I-10, and Queenston Boulevard connects north to West Road and the Copperfield centers.
From Sheffield, plan on 20 to 35 minutes to the Energy Corridor down Barker Cypress or Highway 6, 30 to 45 to the Galleria, 35 to 55 to downtown in rush hour, and 40 to 60 to the Texas Medical Center. Bush Intercontinental is about 27 miles to the northeast and Hobby about 35 to the southeast. Drive your own route at the hour you’d actually leave before you commit. METRO’s park-and-ride lots along US-290 offer express bus service downtown, and ridemetro.org lists the closest lots and current routes.
Flood Risk — What to Check Before You Buy
Sheffield’s storm water runs to Langham Creek and on into the Addicks Reservoir watershed, the 138-square-mile basin on Houston’s west side; the creek is the same one the utility district and the high school are named for. Three sampled Sheffield parcels sit in FEMA Zone X, the designation for minimal flood hazard, as of September 2026. I found no record of Sheffield homes taking on water in Hurricane Harvey in 2017 or in the April 2016 Tax Day storm, and I say that carefully: it means nothing was reported for these streets, while the Addicks watershed around them flooded badly in both events.
A flood zone attaches to a lot, so the neighborhood-level picture is only the start. For any home you’re serious about, pull the current FEMA designation at the FEMA Flood Map Service Center, read the seller’s written flood and claims disclosure, and ask whether an elevation certificate exists for the house. The Harris County Flood Control District’s Find Your Watershed tool at hcfcd.org shows where the lot drains.
Things to Do Nearby
Inside the neighborhood, the association runs the pool and its pavilion, the gazebo on the green, and the park with its playground, with pool tags handled through Crest’s portal. The greenbelt and sidewalks connect the streets to the common area, and the Langham Creek High School campus and its athletic fields sit directly across the neighborhood’s western edge.
The playground in the Sheffield community park.
The brick pool pavilion with its twin cupolas.
Just outside it:
- Parks: Goforth Park, 188 acres of Harris County parkland around a fishing lake at Barker Cypress and West Road; Easton Commons Nature Park, a 14-acre pocket park with ponds and trails in Copperfield’s Easton Commons village; and Bear Creek Pioneers Park, the 2,154-acre county park inside Addicks Reservoir, a few miles south on Clay Road.
- Shopping and dining: the Copperfield-area centers along Highway 6, FM 529, and West Road, and Houston Premium Outlets at US-290 and the Grand Parkway.
- Everyday errands: grocery-anchored centers along Barker Cypress and Highway 6, a few minutes either direction on FM 529.
Is Sheffield the Right Fit?
The case for Sheffield is a 2000s-built Cy-Fair ISD home with the schools next door. The median sale price sits just over $300,000, the homes are newer than most of the Copperfield-area stock, the pool, gazebo, and park are inside the neighborhood, and Langham Creek High School and Holmsley Elementary are within walking distance for many addresses. Barker Cypress, Highway 6, and US-290 are all close.
What to plan for: the combined tax rate is about 2.45 percent, higher than several neighbors because Langham Creek Utility District is still paying down debt, so I run the payment on the district’s actual rate. At 20 to 26 years old, the homes deserve a thorough inspection and a reserve for the roof, the air conditioning, and the water heater. Crest doesn’t post the dues, so I get the current figure early. Your escrow needs to cover three tax bills, since the utility district bills apart from the county and the school district. And because Sheffield sees about a dozen sales a year and frequently has one listing or none, the right floor plan can be months away, which makes a saved search with alerts the practical way to shop here.
If you’re comparing, the natural alternatives are Copper Lakes just to the north, with its own recreation center, a lower district rate in its MUD 173 sections, and prices that run about $100,000 higher, Copperfield nearby with seven villages and an older, larger housing stock, Copperbrook on West Road with a debt-free MUD and a 2.15 percent rate, and Stone Gate if you’d like a gated section or a golf-course setting. I’m glad to walk you through how they compare on price, taxes, and schools.
Work With a Sheffield Realtor
The first thing I check on a Sheffield listing is the recorded plat on the HCAD record, because the name gets applied loosely. The 77095 neighborhood is four residential plats, Sheffield Section 1 and Sheffield Estates Sections 2 through 4, and those are the plats the Sheffield Homeowners Association’s certificate covers. Listings and directories sometimes carry other Sheffield labels, and the county has unrelated Sheffield plats and street names elsewhere, so the plat name settles which association, which water district, and which comps apply. The second is the utility district: Sheffield is in Langham Creek Utility District, not Harris County MUD 173, the Copper Lakes district whose recreation center sits a block up Longenbaugh, and the gap between the two district rates is worth roughly $750 a year on a typical home before exemptions, so a payment estimate built on the neighbor’s rate misses by a wide margin. The third is the middle school, since the Holmsley zone splits between Aragon and Kahla. On every home I show here, I confirm the plat, the district, the school zone, and the flood map before we tour.
Buyers here are usually weighing Sheffield against two or three other Cy-Fair neighborhoods on exactly those numbers, and that comparison is most of the work. One buyer described it this way: “He spent hours answering our questions and providing objective data on different homes that met our needs.” — Peter B., buyer.

Setting Up Utilities in Sheffield
Sheffield sits outside any city water system, so your water, sewer, and district property tax all come from one local utility district, while electricity and gas work the way they do across most of the Houston area.
Water and sewer. Sheffield is served by Langham Creek Utility District, operated and billed by Si Environmental. You set up new service, pay your bill, or report a problem from the district’s page at sienviro.com. The application asks for your closing documents (or lease) and a photo ID, and the deposit is set by the district’s rate order, so ask about the current amount when you apply. Older directory sites still list a previous operator (TOPS); go straight to Si Environmental instead. Trash and recycling aren’t spelled out on the district’s page, so ask Si who collects on your street and on what days when you start water service. The district’s share of your property tax, $0.61 per $100 of value for tax year 2025 with a 20 percent homestead exemption, is billed by Utility Tax Service (utilitytaxservice.com), separately from Harris County’s bill.
Electricity (you choose your provider). Sheffield is in the deregulated Texas market, so you pick your own retail electric provider and can switch at the end of any contract. The poles, wires, and meter belong to CenterPoint Energy (centerpointenergy.com) — that’s who you report an outage or a downed line to, no matter whose name is on your bill — but you shop and sign up for a plan at the state’s official marketplace, PowerToChoose.org. Have your address or ESI-ID handy, and set it up before closing so the power is on in your name the day you get keys.
Natural gas. Residential gas in the Houston area comes from CenterPoint Energy and is regulated, so there’s nothing to shop — you just open an account. Confirm the house you’re buying has a gas connection before you set one up.
Internet and TV. Cable from Xfinity is the widely available default in 77095, and AT&T offers fiber on many (not all) streets in the area. T-Mobile and Verizon 5G home internet and satellite service (Starlink, Viasat, HughesNet) are other options. Fiber varies block to block, so check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on it.
HOA. The Sheffield Homeowners Association, Inc. covers Sheffield Section One and Sheffield Estates Sections Two through Four, according to its management certificate on file with the state, and it’s managed by Crest Management Company. Crest’s Sheffield Homeowners Association page is where you pay dues online, request a pool tag, submit exterior-change requests, and report maintenance issues. Dues fund the community pool and pavilion, the gazebo and park, the greenbelt, and common-area upkeep. The title company orders the resale certificate for a sale from Crest as part of closing, and you can read the association’s management certificate at hoa.texas.gov. If your deed or listing uses a Sheffield label other than those four plats, confirm which association your lot belongs to before closing.
After you close. File your homestead exemption with the Harris Central Appraisal District at hcad.org — online or with HCAD’s mobile app. It’s free, and you never need to pay a third party to do it. Property taxes arrive as three separate bills: Harris County’s from the Harris County Tax Office, Cy-Fair ISD’s school tax from the district’s own tax office, and the Langham Creek Utility District portion from Utility Tax Service.
Providers, districts, and coverage vary by address and change over time — verify for your specific home before relying on any of the above. Verified September 27, 2026. Not legal or tax advice.
Quick Answers
Is Sheffield part of Copperfield?
No. Sheffield is its own cluster of about 390 homes on four recorded plats, Sheffield Section 1 and Sheffield Estates Sections 2 through 4, with its own association, the Sheffield Homeowners Association, and its own water district, Langham Creek Utility District. Copperfield is a separate master-planned community of seven villages nearby, and HAR files Sheffield listings under its Copperfield market area, which is where the mix-up starts. Confirm the recorded plat name on the HCAD parcel for any specific home.
Where is Sheffield, and is it in Houston or Cypress?
Sheffield is in ZIP 77095 in unincorporated Harris County, just west of Queenston Boulevard and north of FM 529, directly beside Langham Creek High School and Holmsley Elementary, about a mile east of Barker Cypress Road. Houston is the mailing city, but the plats are outside the city limits in the Cy-Fair area, so no City of Houston property tax applies. Confirm the address on the HCAD parcel.
What schools serve Sheffield?
Cy-Fair ISD. A verified Sheffield Estates address is zoned to Holmsley Elementary (B, 81), Aragon Middle School (B, 89), and Langham Creek High School (B, 88) in TEA’s 2026 ratings, with the elementary and the high school on the neighborhood’s edges. The district’s Holmsley zone continues to either Aragon or Kahla Middle School depending on the address, so confirm a specific home on Cy-Fair ISD’s School Zone Locator.
Are Sheffield property taxes higher than the rest of Cypress and northwest Houston?
Somewhat higher than several nearby neighborhoods, and lower than the newest ones. On 2025 adopted rates, Sheffield’s combined rate is about 2.45 percent: Cy-Fair ISD 1.0669, Harris County entities 0.6289, Langham Creek Utility District 0.61, Lone Star College 0.106, and ESD 9 at 0.0388, per $100, with no City of Houston tax. The utility district’s $0.61 rate, two-thirds of it debt service, is what lifts Sheffield above Copperbrook (about 2.15 percent) and Stone Gate (about 2.21 percent), while the newer bond-heavy MUD communities farther out typically run 2.6 to 3.7 percent. A $311,500 home works out to about $7,630 a year at full value and roughly $4,700 with the homestead exemptions applied. Check the parcel’s rate at HCAD.org; the 2026 rates are being adopted this fall.
What utility district serves Sheffield, and who provides water and trash?
Langham Creek Utility District, which is a utility district and carries no MUD number, at a 2025 rate of $0.61 per $100 with a 20 percent homestead exemption. Si Environmental operates the district and bills water and sewer, and Utility Tax Service collects the district tax on a separate bill. The district doesn’t publish its trash and recycling arrangement online, so ask Si Environmental who collects on your street when you set up water service. Verify the details for a specific address with the district.
What’s the typical home price in Sheffield?
Over the 12 months ending September 29, 2026, 12 Sheffield homes sold at a median of $311,500, or about $119 per square foot, per HAR MLS, with sales from $255,000 to $345,000; over 24 months, 23 sold at a median of $311,500. Every sale is a resale, since the homes were built from about 2000 to 2006. On September 29, 2026, 1 home was active, at $315,000. Ask me for the most recent Sheffield sales before pricing a specific home.
What are the Sheffield HOA dues, and what does a seller pay at closing?
The Sheffield Homeowners Association, Inc. is mandatory for Sheffield Section One and Sheffield Estates Sections Two through Four and is managed by Crest Management. The dues aren’t published online; the current assessment and the resale and transfer charges appear on the resale certificate the title company orders from Crest, and the contract sets who pays which. Confirm the association and the figures on the certificate for the specific home.
What amenities does Sheffield have?
The association runs a community pool with a brick pavilion and a slide, a gazebo on the neighborhood green, a park with a playground, and the greenbelt. Goforth Park, with its fishing lake, is a short drive west at Barker Cypress and West Road, and Easton Commons Nature Park is in the Copperfield village to the east. Confirm pool-season hours and access rules with the association.
Is Sheffield in a flood zone?
It depends on the lot. Sheffield is in the Addicks Reservoir watershed on the Langham Creek side, three sampled parcels sit in FEMA Zone X, and no report of Sheffield homes flooding in Harvey or the 2016 Tax Day storm turned up in my search, which is reassuring but not a guarantee. Pull the exact address at the FEMA Flood Map Service Center and read the seller’s flood-history and claims disclosure.
Who is a good real estate agent for Sheffield?
Choose someone who verifies Sheffield’s details from the source documents: the recorded plat on the HCAD record, Langham Creek Utility District’s separate tax bill, the association’s current manager, the middle-school zone, and the FEMA map for the specific lot.
