Two houses ten minutes apart can carry a different tax rate, a different set of campuses, and a different flood picture, none of which shows up on a listing site. The Katy Real Estate Market
Katy has been one of the most in-demand suburban markets in the Houston area for years, powered by Katy ISD, the Energy Corridor, and easy I-10 access. There isn’t one Katy market, though — HAR tracks Greater Katy as two separate market areas, and as of August 2026 both are balanced. Katy–Southeast was running a $481,237 median sold price with 4.1 months of inventory and about 32 days on market. Katy–Southwest, the Cinco Ranch and Seven Lakes side, was at $560,948 with 5.2 months and about 39 days. Buyers have real negotiating room on both sides, and well-priced homes still move.
That roughly $80,000 spread between two halves of the same city is also why the city-wide “Katy” figures you’ll see quoted on the big portals read considerably lower: a Katy mailing address covers a lot more ground than the two areas HAR tracks under the Katy name. Prices run from townhomes and starter homes in the $300s to custom and waterfront homes well past $1M in communities like Cinco Ranch and Cross Creek Ranch, and the real story is community by community, which is what the neighborhood guides below are for. Most of Katy is served by Katy Independent School District (Katy ISD) — a large, highly regarded, fast-growing district whose 181-square-mile boundary effectively defines what people mean by “Greater Katy.” The district runs ten comprehensive high schools: Katy, Cinco Ranch, Seven Lakes, Tompkins, Jordan, Paetow, Freeman, Morton Ranch, Mayde Creek, and Taylor, along with district venues like Legacy Stadium.
The southwest, Fulshear side of Greater Katy falls in Lamar CISD instead, and small slivers reach Royal ISD and Houston ISD — so zoning is address-specific and worth confirming for any home you’re serious about. A big part of Katy’s appeal is the commute: the Energy Corridor — home to BP America and other major employers — sits just 15 to 25 minutes east on I-10, with the Grand Parkway (99) and Westpark Tollway giving fast runs around the region and into the Galleria. What does a real estate buyer’s agent cost in Katy, TX?
It’s negotiable, and it’s agreed in writing before we tour homes. Since the NAR settlement took effect in August 2024, every buyer signs a written representation agreement stating exactly what their real estate buyer’s agent will be paid and by whom. In practice, most Katy sellers still agree to pay the real estate commission — and if a particular seller won’t assist, the choice is yours as the buyer: factor it into your offer, or move on to another property. “Best” depends on the community, the school zone, and what you need. Instead of taking anyone’s word for it (mine included), read verified client reviews on a third-party site like HAR.com, where ratings come from surveyed closed clients, and ask each real estate agent address-level questions about Katy ISD versus Lamar CISD zoning, county and MUD taxes, and Barker Reservoir flood-pool history. Do I need a real estate agent to buy a new construction home in west Katy?
You’re not required to use one, but the builder’s sales consultants work for the builder — Texas doesn’t require them to hold a real estate license, and they don’t represent you. With active new construction on the west and north sides of Katy in communities like Cane Island, Tamarron, Elyson, and Sunterra, a real estate buyer’s agent can compare builders and incentives across communities, review the builder’s contract (which is not the standard TREC resale contract), and negotiate on your side. In most cases the builder pays the buyer’s-side compensation — we confirm that in writing before you register at a model home, since many builders require your real estate agent to register you on the first visit.
How do I verify which Katy ISD schools a home is zoned to?
Run the exact street address through the Katy ISD school locator rather than trusting a listing, a community brochure, or a neighborhood’s name. Katy ISD rezones as it grows, and the Fulshear side of Greater Katy is Lamar CISD whatever the mailing address says. Katy ISD also opened a limited high school open-enrollment program for fall 2026, taking up to 100 transfer students at each of its ten high schools from designated zones outside the district, capped at 1,000 students. Space isn’t guaranteed, so if a specific campus is the reason you’re buying, verify the zoning at the address.
