Sunterra is a 2,303-acre master-planned community by Starwood Land, built around a 2.7-acre Crystal Lagoons® lagoon and planned for roughly 7,000 homes, with 18 builders selling new homes and a resale pool that is growing by the month. It is also the one community I work where a buyer can cross the street and land in a different county, a different school district, and a different drainage authority without anything on the sign saying so. What follows comes from the Harris and Waller County tax rolls, Katy ISD’s own boundary map, the MUD’s board minutes, FEMA’s maps, and the HAR MLS, so you can judge the fit yourself.

Where Sunterra Is
Sunterra sits in far-northwest Katy, north of Interstate 10 and west of the Grand Parkway, in the stretch of open prairie between I-10 and US-290. Katy Times coverage from the community’s launch describes it as resting west of Pitts Road and running from Clay Road to just north of Beckendorff Road. Bartlett Road runs through the middle of it, the Sol Club lagoon sits at Bartlett Road and Sunterra Shores Drive, and Stockdick School Road crosses the community east to west. The Welcome Center is at 27106 Shadow Dune Drive, just north of Stockdick.
The nearest Grand Parkway access is the Clay Road interchange. From there, figure roughly 15 to 25 minutes to the Energy Corridor on I-10, 30 to 45 minutes to Downtown, 30 to 40 minutes to the Galleria, and 35 to 45 minutes to the Texas Medical Center. Those are estimates as of 2026, and peak I-10 can run past all of them, so drive the route at the hour you would actually be driving it.

Sunterra is not Sunterra Lakes. Sunterra Lakes is a separate Starwood Land community about five miles away at FM 529 and FM 362 in Brookshire, roughly 1,463 acres and up to about 4,000 homes, zoned to Royal ISD, with sales beginning in 2025. Both use Sol-themed street names and share many of the same builders, so portal and MLS searches mix them constantly. Sunterra is HAR subdivision 15796; I confirm the subdivision name and ID on every record I pull, and I check the ZIP on every builder page.
The Two Lines That Decide What You Pay and Which School District You’re In
Sunterra straddles the Harris–Waller county line, and it is also split between Katy ISD and Royal ISD. The county line and the school-district line are two different lines. Katy ISD extends into Waller County, so a Waller County home here can be zoned to Katy ISD or to Royal ISD, and the county alone will not tell you which. Katy ISD’s own boundary map puts 1464 Sundown Glen Lane, a Katy 77493 address, in Waller County and in Katy ISD, so even the mailing city and ZIP will not settle it. Two houses on the same street, at the same price and square footage, can carry different school districts, different drainage authorities, and a different tax bill.
Harris County MUD 569’s February 2025 conveyance exhibit, which recites Harris County Map Records film codes, documents Sunterra Sections 33, 35 through 45, 51, 52, 55, and 57 through 64 plus the Recreation Center plat as Harris County parcels served by MUD 569 and zoned to Katy ISD. That is the strongest primary-source section list available. The Waller-side sections are not documented as a complete list anywhere public; Section 53 is tagged Brookshire on HAR, and Westin Homes markets its Section 50 product as Sunterra (Royal ISD). Katy ISD’s boundary map shows the district line cutting diagonally through the community’s western sections, and on that map the streets around Almond Terrace Drive and Blue Beetle Ridge Drive fall outside Katy ISD.
A section-by-section district table does not exist in any public record, so I confirm each address instead. The method is to confirm the county and MUD at HCAD or the Waller County Appraisal District for the exact address, then confirm the campus assignment on Katy ISD’s Find My School map or with Royal ISD for that same address. A home can be re-zoned between campuses over time, but never between districts.
The Feel of the Area
Sunterra reads as a community mid-construction with its headline amenities already finished, which is an unusual and favorable order of operations. The Sol Club opened in June 2025 as part of a $40 million amenity park. The Houston Business Journal reported the 2.7-acre lagoon with turquoise water, white sand beaches and a boardwalk, alongside a 10,000-square-foot clubhouse, with covered pickleball courts, sports fields, an event lawn, horseshoe pits, and a playground around it. The lagoon supports swimming, kayaking, and paddleboarding, and it is open to residents and their guests only, not to the public.

The Retreat, the community’s other amenity village, opened in 2024 as a $12 million package: a lazy river, a resort-style pool with a waterslide, a splash pad, a clubhouse, a yoga studio, a fitness center, an open-air arcade, a large playground, meeting and event space, tennis courts, a soccer field, and an event lawn. A 12-foot-wide, golf-cart-friendly greenbelt trail connects through the community; total trail mileage has not been published, so I would not quote you a number.

In 2023 and 2024, residents organized a petition over amenity delivery, including a lagoon planned at 3.5 acres and built at 2.7, and Chron.com covered the dispute. Both amenity villages have since opened, which resolves a good deal of it. One operational note from Harris County MUD 569’s February 2026 minutes: the district traced water sediment to builder-installed tankless water heaters and its operator recommended a filtration system, which is a fixture question to raise with your builder rather than a water-supply defect.
Sunterra Homes for Sale: the Stock and the Market
Almost everything here is new. The median year built across the past year’s MLS sales is 2025, and the developer’s own builders page listed 18 builders actively selling as of August 2026. You will see larger numbers quoted; Harris County MUD 569’s February 2025 tap-fee table records roughly 25 builders pulling water taps, and marketing copy still says 23. Those describe who has ever built here, and 18 is who you can walk into today. One name changed hands rather than leaving: Brohn Homes acquired HistoryMaker Homes’ Houston division on December 12, 2025, and Sunterra was one of the 13 communities that came with it. If you are looking at a HistoryMaker resale here, the company that built it and the company selling down the street are no longer the same business, so ask how the warranty transfers.
The stock is primarily single-family detached, running roughly 1,400 to 4,000 square feet, with a median around 2,000 square feet on a 6,500-square-foot lot and four bedrooms, per the MLS. Sections are organized by lot width: 40-foot, 45-foot (Davidson’s gated section), 50-foot, 60-foot, and some 70-foot programs. There is also build-to-rent product here; Sunterra Harbor, Eden at Sunterra, and Summerwell at Sunterra are single-family rental communities inside the master plan, so ask about the rental share of any section where owner-occupancy matters to you.

I pulled the HAR MLS numbers for Sunterra on October 1, 2026, filtered to the Sunterra subdivision plats and excluding Sunterra Lakes. Over the previous 12 months, 891 homes closed at a median sale price of $309,590, a median of $155 per square foot, and a median of 93.3 percent of list price, with a median of 33 days on the market. Sales ranged from $224,000 to $685,000. After seller concessions the median closed at about $300,000, and that 3 percent gap is mostly builder incentives, which are common here. On October 1, 320 homes were active at a median list price of $340,490, with another 97 under contract. That works out to about 4.3 months of inventory, which I read as a balanced market leaning slightly toward buyers, with a lot of builder spec homes competing for the same offers.
Those medians are builder-weighted. A builder closing carries upgrades and a lot premium in the sale price, and Sunterra’s resale pool is still young, so the median describes the new-home market more closely than it describes what a specific resale will appraise at. When I price a Sunterra resale, I start from its own section’s closings, separate builder closings from resales, and adjust for the lot-width program and the district the home sits in, because a Katy ISD home and a Royal ISD home are different products at resale even at identical price and square footage.

One Thing to Do Before You Tour a Model
With 18 builders selling, most Sunterra buyers tour four or five model homes before they narrow anything down, and the registration rule applies at every one. Sunterra builders require that your real estate agent register you on your first walk-through. Sign a visitor sheet or hand over your contact information on your own, and that builder can decline to work with your real estate agent on your purchase, leaving you unrepresented on a contract the builder’s lawyers wrote. So text me before you head out, even if you are only browsing. We will agree on how I represent you and how that is paid up front, in writing. It also helps to know who is standing in the model home: builder sales staff are license-exempt when they work only for the builder, so the person walking you through that house is not required to hold a Texas real estate license and does not represent you. What It Costs to Own in Sunterra: Three Tax Stacks
Property taxes. Sunterra’s combined property tax runs roughly 3.28% to 3.35% of value on 2025 adopted rates. Because the community spans two counties and two school districts, there are three real combinations a buyer can land in:

That is a spread of roughly $210 a year on a $340,000 home between the highest and lowest stack, smaller than most people expect once they hear two counties and two districts, and the single most useful thing I can tell a buyer who is agonizing over the tax difference. The district assignment matters here for reasons that have little to do with this year’s bill.
All five MUDs levy exactly $1.50 per $100. Sunterra is served by Harris County MUD 569 on the Harris side, and by Harris-Waller Counties MUD 4, Harris-Waller Counties MUD 5, Waller County MUD 35, and Waller County MUD 37 on the Waller side. Every one of them sits at the $1.50 cap, so the MUD is not what makes one Sunterra home’s rate different from another’s. Harris County MUD 569’s own table splits its $1.50 as maintenance $0.72, contract $0.53, and road debt $0.25, and the Texas Bond Review Board records $34,130,000 in tax-supported debt for the district as of FY2025. The board formally resolved it is not a Developed District for 2025, meaning it is still issuing water, sewer, drainage and road bonds. Budget the $1.50 as a long-term number and treat any future decline as upside. My guide to how MUD districts work in Texas explains where that line comes from.
Here is what sits on each side. On the Harris side: Harris County general (0.380960), Harris County Flood Control District (0.049660), Port of Houston Authority (0.005900), Harris County Hospital District (0.187610), Harris County Department of Education (0.004798), Waller-Harris ESD 200 (0.100000), Katy ISD (1.117100), and the MUD (1.500000), with no community college district. On the Waller side: Waller County general and debt (0.532596), Waller County Road and Farm-to-Market (0.023591), Brookshire-Katy Drainage District (0.057850), Waller-Harris ESD 200 (0.100000), the school district (Katy ISD 1.117100 or Royal ISD 1.069917), and the MUD. Every rate above is the 2025 adopted rate from the Harris County Tax Office’s jurisdiction table or the Waller CAD and Waller County rate postings; the 2026 rates are being adopted this fall, and Katy ISD has already kept its rate at 1.1171. Confirm the exact rate and exemptions for a specific address at HCAD or esearch.waller-cad.org.
New-construction tax timing catches almost everyone here. A brand-new home is frequently taxed on land only in its first year, then jumps sharply once the structure hits the appraisal roll. In a community where most homes were built in 2024 or 2025, that surprise is common enough that I raise it with every buyer before we write. Since tax year 2025 the state exempts $140,000 of a homestead’s value from school tax ($200,000 for owners 65 or older or disabled), and my Texas homestead exemption guide shows how the pieces add up. On the Harris-plus-Katy-ISD stack, the school exemption alone takes about $1,560 a year off a $340,000 home. This is general information, not tax advice.
HOA. The Sunterra Property Owners Association is managed by GrandManors, an Associa affiliate, and covers common areas, both amenity villages, trails, parks, and programming. A 2025 KB Home homeowner guide puts dues at about $1,160 a year and lists a $900 prepaid assessment, a $450 working-capital contribution, a $299 statement-of-account fee, $200 for alarm monitoring, and a $150 transfer fee at closing. I have not confirmed those amounts or the buyer-versus-seller allocation against the management certificate, so treat them as a guide and read the resale certificate the title company orders for the specific section. Lagoon and amenity upkeep runs through a maintenance agreement between MUD 569 and the POA; whether lagoon operation is funded from base dues or a separate assessment, and any wristband or guest-fee program, is worth confirming with the POA at 855-947-2636 before you rely on it.
Sunterra Schools
Sunterra is split between Katy ISD, rated B (88) by the Texas Education Agency in its 2026 ratings for the 2025–26 school year, and Royal ISD, rated D (64) in the same release. There is a widely repeated B for Royal ISD in circulation; that was the delayed 2022–23 rating, the district’s first since 2019, and Royal ISD has been rated D for each year since. Both numbers are TEA’s published ratings, and both belong in a buyer’s hands because the district assignment is a live resale consideration here.
I ran Sunterra addresses through Katy ISD’s own boundary map on October 1, 2026, for both the current and the next school year. North of Stockdick School Road on the Harris side, the Welcome Center block and the Talora Lake Drive model row are zoned to Youngblood Elementary, Nelson Junior High, and Freeman High School. South of Stockdick, in the Waller County portion that still sits in Katy ISD, Sundown Glen Lane is zoned to Cross Elementary, Haskett Junior High, and Freeman High School. Freeman is the high school for every Katy ISD address I checked.

Royal ISD campuses for the western sections are Royal Early Childhood Center (2300 Durkin Road, C, 76), Royal Elementary (2222 Durkin Road, C, 76), Royal Prairie Elementary at 7560 Bartlett Road (opened 2025 and sited to serve Sunterra’s Royal side, F, 59), Royal Junior High (F, 58), and Royal High School (34499 Royal Road, D, 69), all per the TEA 2026 ratings. TEA’s data also carries a multi-year flag on Royal High School, Royal Junior High, and Royal Prairie Elementary for consecutive years of D or F ratings, so a buyer weighing the Royal side should read each campus page at txschools.gov. More capacity is coming on the Katy side: Katy ISD Elementary #49 is under construction at 6435 Pitts Road, opening August 2027, and district attendance-boundary documents reference it as serving North Sunterra and Summerwell at Sunterra, so if you buy in a northern section, expect a boundary change.
Zoning is set by the exact property address, boundaries run mid-neighborhood here, and both districts re-zone campuses as they open, so run any specific home through Katy ISD’s Find My School map or Royal ISD and read the latest campus ratings at txschools.gov before you rely on any assignment here.
Getting Around & Commute
Sunterra’s access is I-10 to the south, the Grand Parkway to the east via the Clay Road interchange, and US-290 to the north, with Beltway 8 and the Westpark Tollway farther east and southeast. Typical estimates put the Energy Corridor at 15 to 25 minutes, Westchase and Memorial City in the same range, Downtown at 30 to 45, the Galleria at 30 to 40, and the Texas Medical Center at 35 to 45. Bush Intercontinental and Hobby are both well over 30 miles out.
This is a car-dependent location. Sunterra sits largely outside METRO’s fixed service area, there is no on-site transit, and the nearest park-and-ride lots are along the US-290 and I-10 west corridors. If a park-and-ride commute is part of your plan, confirm the lot and route at ridemetro.org before you commit.
Flood Risk — What to Check Before You Buy
Sunterra sits in the Cypress Creek watershed, which originates in Waller County, northwest of and outside both the Addicks and Barker reservoir pools. The reservoir-pool problems that hit parts of west Houston during Harvey do not apply to this location. Drainage governance differs by county side, and it shows up on the tax bill: on the Harris side the Harris County Flood Control District regulates drainage and appears as a tax line at $0.04966 per $100; on the Waller side the Brookshire-Katy Drainage District handles drainage and levies its own $0.05785, with no HCFCD line at all. Two otherwise identical Sunterra homes can carry different drainage regulators, different permitting paths, and different tax line items.
Sunterra has no flood-claim history, because it is too new to have one. Sales began in 2022, five years after Harvey. Harris County MUD 569’s records show routine storm-sewer repairs in Sections 44 and 35, which are maintenance items rather than flood events. Treat that absence of history as exactly what it is: the drainage system here has not yet been tested by a major storm. FEMA’s updated Harris County maps under the MAAPnext program remain in draft form and cannot be used for insurance or regulatory decisions, and the Waller side sits outside that program entirely. Before an offer, I look up the lot on the FEMA Flood Map Service Center, and during the option period we read the seller’s flood disclosure, ask for any elevation certificate, and get a flood insurance quote so you know what coverage costs for that particular house.
Things to Do Nearby
Inside the community, the Sol Club and The Retreat carry the load: the lagoon with its beaches and boardwalk, the lazy river and resort pool, covered pickleball, tennis, sports fields, event lawns, a dog park, and playgrounds distributed across the sections, connected by the greenbelt trail. A recreation center was still under construction per MUD 569’s February 2026 minutes.

Just outside it:
- Parks: Paul Rushing Park, 232 acres of Katy Prairie with a chain of shallow lakes known for bird-watching, a few miles north on Katy Hockley Road; Katy Park, the county’s 100-acre youth baseball and soccer complex on Morton Road; and Mary Jo Peckham Park, with a stocked fishing lake, a one-mile trail, and an aquatic center near downtown Katy.
- Downtown Katy: the restaurants and shops of Old Town Katy and Katy Heritage Park, about 15 minutes south by way of Pitts Road.
- Shopping and errands: Katy Mills and Typhoon Texas at I-10 and Pin Oak, LaCenterra at Cinco Ranch for dining, Houston Premium Outlets to the north on US-290, and the H-E-B and Kroger-anchored centers along the Grand Parkway and I-10.
Is Sunterra the Right Fit?
The case for Sunterra is brand-new construction across 18 active builders at a $309,590 median sale price and $155 per square foot, which puts it at the affordable end of the Katy new-construction market, with a $40 million lagoon park, unusual at this price point, and both amenity villages already open. An elementary campus opened inside the community in August 2025, another opens on Pitts Road in August 2027, and the Katy ISD side feeds an A-rated high school.
What to plan for: the carrying cost is high, roughly 3.28% to 3.35% combined, of which a full $1.50 MUD is the largest single line, and MUD 569 is still issuing bonds. The commute is long, with no transit option. The district split is a live resale factor, with Katy ISD at a B and Royal ISD at a D, and the boundary is not readable from the county or the street. You are buying into an active construction site, with sections still developing into 2026 and the traffic, noise, and dust that come with it, and builder spec inventory competes with resales for the same buyers.
If you’re comparing, Elyson is the natural alternative for north Katy new construction, Cane Island is the established, built-out option inside the City of Katy, Ventana Lakes is the nearby resale community at a similar price with a combined rate near 2.79 percent, Firethorne and Cinco Ranch offer something more established at a higher price and a lower combined tax rate, and Lakes of Katy, just south on Pitts Road, is the acreage-and-private-lake end of the same corridor. The answer changes depending on whether you are optimizing for monthly payment, school assignment, or resale liquidity.
Work With a Sunterra Realtor
The first thing I do on any Sunterra address is pull the county and the school district separately, because they do not track each other. Katy ISD reaches into Waller County, a Katy 77493 address can sit in Waller County, and a buyer who assumed the county or the ZIP told them the district can be wrong in either direction. Two houses on the same street can carry different school assignments, different drainage regulators, and a different tax stack. Nothing on the builder’s sign says so, and the section-by-section map that would settle it does not exist in any public record I have found, so I check it address by address, on the district’s own map and the appraisal district’s record, before anyone writes an offer.
The second thing is the builder. With 18 builders and a roster that changes, I confirm who stands behind the warranty, what the incentive is actually worth against the sale price, and whether the model you toured is in Sunterra or Sunterra Lakes, because the developer’s own builder list links at least one builder to Sunterra Lakes instead. That kind of homework matters most to buyers coming from outside the area. Setting Up Utilities in Sunterra
Sunterra straddles the Harris–Waller county line, so a few of these contacts depend on which side your house sits on. The water company is the same on both sides: every Sunterra district is operated by the same firm, so move-in starts with one call.
Water, sewer, and trash. Sunterra is served by five municipal utility districts: Harris County MUD 569 on the Harris side, and Harris-Waller Counties MUD 4 or 5 or Waller County MUD 35 or 37 on the Waller side. All five are operated by Municipal District Services (MDS) (mdswater.com), which handles your water and sewer account, takes new-service requests online, and runs a 24-hour line for leaks and outages. Your closing paperwork names your district; MDS lists each one, with its welcome packet and district map, on its districts page. Trash and recycling come from Best Trash (best-trash.com) and are billed on the MDS water bill, with trash twice a week and recycling once; the welcome packet for your district has your pickup days. Expect a deposit and a transfer fee on your first water bill.
Electricity (you choose your provider). Sunterra is in CenterPoint Energy’s service territory, so it’s part of the deregulated Texas market: you pick your own retail electric provider and can switch at the end of any contract. CenterPoint (centerpointenergy.com) owns the poles, wires, and meter, so that’s who you report an outage or a downed line to, no matter whose name is on your bill. You shop and sign up for a plan at the state’s official marketplace, PowerToChoose.org. Have your address or ESI-ID handy, and set it up before closing so the power is on in your name the day you get keys.
Natural gas. Builder homeowner guides for Sunterra list CenterPoint Energy as the gas provider. Residential gas is regulated, so there’s nothing to shop; you just open an account. Some Sunterra floor plans are all-electric, so check for a gas meter at the house you’re buying before you call.
Internet and TV. Builder guides list Xfinity (xfinity.com) as the cable provider, and AT&T (att.com) serves the Katy area. Fiber is still being built out section by section in a community this new, and T-Mobile and Verizon 5G home internet are available at most Sunterra addresses. Check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on any wired option.
HOA. The community is governed by the Sunterra Property Owners Association, managed by GrandManors, which is now part of RealManage (realmanage.com). Owners use RealManage’s CiraNet resident portal (resident.ciranet.com) for documents, payments, and amenity registration, and the developer’s site lists the association’s customer-care contact on its HOA page. Dues run about $1,160 a year per the builders’ homeowner guides; your resale certificate at closing shows the current amount and what it covers. The Sol Club lagoon and both amenity villages are resident-and-guest only.
After you close. File your homestead exemption with your county’s appraisal district: the Harris Central Appraisal District (hcad.org) on the Harris side, or the Waller County Appraisal District (waller-cad.org) on the Waller side. It’s free, and you never need to pay a third party to do it. You’ll get more than one property-tax bill. On the Harris side, the Harris County Tax Office (hctax.net) collects county and Katy ISD taxes, and Bob Leared Interests (bli-tax.com) collects MUD 569. On the Waller side, the Waller County Tax Office (tax.co.waller.tx.us) collects the county, drainage-district, ESD, and Royal ISD taxes; Katy ISD’s school tax on Waller County homes is collected by the Fort Bend County Tax Office (fortbendcountytx.gov); and the MUD bill comes from the district’s own collector. Fire and EMS service on both sides comes through Waller-Harris ESD No. 200 (whesd200.org).

What school district serves Sunterra?
Both Katy ISD (TEA 2026 B, 88) and Royal ISD (D, 64), depending on the section. The district line is not the county line, because Katy ISD extends into Waller County. Katy ISD’s boundary map currently assigns the northern Harris-side sections to Youngblood Elementary, Nelson Junior High, and Freeman High School, and the Katy ISD sections south of Stockdick School Road to Cross Elementary, Haskett Junior High, and Freeman High School; the western sections are Royal ISD. Verify the exact address on Katy ISD’s Find My School map or with Royal ISD.
What are the property taxes in Sunterra?
Roughly 3.28% to 3.35% combined on 2025 adopted rates, across three stacks: about 3.3460% for Harris County plus Katy ISD, 3.3311% for Waller County plus Katy ISD, and 3.2840% for Waller County plus Royal ISD. On a $340,000 home before exemptions that is about $11,376, $11,326, and $11,166 respectively. All five Sunterra MUDs levy the same $1.50 per $100, so the MUD is not the variable; the school district and county entities are. Confirm per address at HCAD or the Waller County Appraisal District.
Are Sunterra property taxes higher than the rest of Katy?
Higher than most. Sunterra’s five MUDs are young districts still issuing bonds and all sit at the $1.50 cap, which is why the combined rate runs about 3.28% to 3.35%. Established Katy communities with older, partly paid-down MUDs run lower; Firethorne is about 2.32%, and Lakes of Katy, with no MUD at all, is about 1.83%. On a $340,000 home the gap between Sunterra and a 2.3% community is roughly $3,300 to $3,600 a year before exemptions. The homestead exemption lowers the bill on either side without closing that gap. Check the parcel at HCAD or esearch.waller-cad.org.
What’s the typical home price in Sunterra?
Over the 12 months ending October 1, 2026, 891 Sunterra homes sold at a median of $309,590, or about $155 per square foot, per HAR MLS, with sales from $224,000 to $685,000 and a median of 33 days on the market. On October 1, 2026, 320 homes were active at a median list price of $340,490, most of them builder inventory. New-construction list prices run from the high $200s into the $600s depending on builder and lot width. Those medians are builder-weighted, so treat them as directional.
Is Sunterra in a flood zone?
It varies by property. The community sits in the Cypress Creek watershed, outside both the Addicks and Barker reservoir pools, and it has no flood-claim history because sales began in 2022, five years after Harvey. FEMA’s updated Harris County maps are still in draft and cannot be used for insurance or regulatory decisions. Check the exact address at the FEMA Flood Map Service Center, read the seller’s flood disclosure, and request any elevation certificate.
How does the Sunterra lagoon work, and who can use it?
The 2.7-acre Sol Club lagoon opened in June 2025 as part of a $40 million amenity park with a 10,000-square-foot clubhouse. It supports swimming, kayaking and paddleboarding, and it is open to residents and their guests only, not the public. Amenity upkeep runs through a maintenance agreement between Harris County MUD 569 and the POA. Confirm the guest policy and whether lagoon operation is funded from base dues or a separate assessment with the POA at 855-947-2636.
Is Sunterra still building, or mostly resale?
Still actively building. 18 builders were selling as of August 2026 per the developer’s own roster, the median year built across the past year’s sales is 2025, and the active inventory on October 1, 2026 carried a median year built of 2026, which tells you most of what is listed is builder spec. With 891 closings in the past year, the resale pool is real but young, and resales compete directly with new homes and their incentives.
Do I need my own real estate agent to buy new construction in Sunterra?
You are not required to have one, but the builder’s sales staff work for the builder, and most Sunterra builders will only work with your real estate agent if you are registered on your first visit. What are the HOA dues in Sunterra?
About $1,160 a year through GrandManors, covering common areas, both amenity villages, trails, parks, and programming, per a 2025 KB Home homeowner guide. That figure has not been confirmed against the management certificate, so verify it on the resale certificate the title company orders. Closing-side charges on that same guide include a $450 working-capital contribution, a $299 statement fee, $200 alarm setup, and a $150 transfer fee; amounts and who pays are set by the certificate and the contract.
Is Sunterra the same as Sunterra Lakes?
No. Sunterra Lakes is a separate Starwood Land community about five miles away at FM 529 and FM 362 in Brookshire, roughly 1,463 acres, up to about 4,000 planned homes, zoned to Royal ISD, with sales beginning in 2025. Both use Sol-themed street names and share many of the same builders, so portal and MLS searches mix them constantly. Sunterra is HAR subdivision 15796; confirm the subdivision name and ID on any listing before you rely on it.
Who is a good real estate agent for Sunterra?
Look for someone who checks the county, the school district, and the MUD separately for the exact address rather than assuming the county or the ZIP tells you the district, who separates builder closings from resales when pricing, and who can tell Sunterra from Sunterra Lakes on a listing. Ask a candidate to explain how Sunterra’s three tax stacks differ and how they would confirm a specific lot’s district; the answer will tell you quickly whether they have worked here.
