It is entirely in Katy ISD, and its elementary, junior high, and high school all sit at the community’s edge, with Bethke Elementary inside it. The builder has sold out, so every home for sale here is a resale. Over the 12 months ending October 2, 2026, Ventana Lakes homes sold at a median of $318,000, and the combined 2025 property tax rate was about 2.79 percent, with a MUD rate that has dropped every year since 2016. What follows comes from the HAR MLS, the MUD’s own tax records, the HOA’s recorded management certificate, FEMA’s flood maps, and the Texas Education Agency, so you can judge the fit yourself.

Where Ventana Lakes Is
Ventana Lakes sits on the north side of Katy in unincorporated Harris County. Clay Road runs along the south, Porter Road along the west, and Stockdick School Road along the north. Peek Road runs through the middle: the original Ventana Lakes sections sit west of it, around the school campuses, and Ventana Lakes East sits east of it, reaching almost to the Grand Parkway. Castello Lakes Drive, off Peek Road, is the main entry to the east side, and the North, South, and East Ventana Parkways are the spines on the west side. Most addresses carry the 77493 ZIP code and the rest carry 77449, but both are the same community, the same county, and the same HOA.
Routing from the center of the community, the Grand Parkway on-ramp is about 10 minutes away. The Energy Corridor at I-10 and Eldridge is about 14 miles and 22 minutes, the Galleria about 27 miles and 39 minutes, Downtown about 31 miles and 43 minutes, and the Texas Medical Center about 33 miles and 49 minutes. Katy Mills and LaCenterra are each about 15 minutes. Those are no-traffic times, so drive the route at the hour you’d actually commute before you commit.

The Feel of the Area
Ventana Lakes is laid out around a chain of detention lakes with fountains, and paved trails follow the banks between the sections. In Ventana Lakes East, the utility district built 2.2 miles of trail around the ponds, and a trail along a pipeline easement dates to the first phase in 2015.

The HOA’s amenities are spread across the community. The stone clubhouse at 4410 E. Ventana Parkway sits beside the West Pool, which has a kiddie pool, a slide, and lap lanes, and residents can rent the clubhouse for gatherings of up to 50 guests. The East Pool, with two water features, is at Castello Lakes Drive and Magliana Lane. The North Park on N. Ventana Parkway has a splash pad under a shaded pergola with a restroom building, and the association also maintains playgrounds, covered picnic pavilions, and a dog park by the lake behind Cappella Village Lane.

Bethke Elementary sits inside the community at 4535 E. Ventana Parkway, and Stockdick Junior High and Paetow High share a campus cluster at the northern edge, so all three schools are a short drive or walk from most homes.
Ventana Lakes Homes for Sale: the Stock and the Market
D.R. Horton built essentially all of Ventana Lakes, in traditional brick-and-stone production plans on slab foundations. The homes are single-family detached, built from 2014 through about 2021, and a local brokerage’s count puts about seven in ten at one story. The median home sold in the past year ran about 2,136 square feet with four bedrooms and two baths, on a lot of about 7,200 square feet, and lots in the sales ranged from about 5,400 to 14,400 square feet. Lake and greenbelt lots are spread through the sections.
I pulled the HAR MLS numbers for Ventana Lakes on October 2, 2026, covering every Ventana Lakes and Ventana Lakes East plat. Over the previous 12 months, 78 homes closed at a median sale price of $318,000, a median of $150.61 per square foot, and a median of 26 days on the market, at a median of 98.3 percent of list price. Sales ranged from $260,000 to $544,000. On October 2, 35 homes were active at a median list price of $375,000, with six more under contract. That works out to about 5.4 months of inventory, which I read as a balanced market.
The active median runs well above the sold median because today’s inventory leans toward the larger floor plans, at a median of about 2,670 square feet against 2,136 for the homes that sold. On a per-square-foot basis the two line up, at about $153 listed and $151 sold. Price per square foot here peaked in 2022 and eased for three years after that, so when I price a home here I work from the last six to twelve months of closings in its own section and floor plan, and I compare one-story to one-story.

What It Costs to Own in Ventana Lakes
Property taxes. Ventana Lakes’ combined rate for tax year 2025 is $2.786028 per $100 of value, about 2.79 percent, using each unit’s adopted rate. Here is the stack:

On a $318,000 home, the 12-month median sale, that is about $8,860 a year before exemptions. The state’s school homestead exemption takes $140,000 off the value for the Katy ISD line starting with tax year 2025 ($200,000 for owners 65 or older or disabled), which brings the bill to about $7,300 before the county’s own homestead exemption. For 2026, every line except the MUD and the Department of Education has been adopted. The county raised its rates, and if MUD 449 holds at $0.94, the 2026 total comes to about 2.83 percent, or about $150 more a year on the median home. Third-party sites still show about 2.81 percent because their tables carry 2024 rates. Confirm the current rate for a specific address on the parcel record at HCAD.org. The MUD. Harris County MUD 449 provides the water, sewer, and drainage, and its rate is about a third of the tax bill. It was $1.50 per $100 in 2014 and 2015 and has come down every year since, to $0.94 in 2025, a drop of about 37 percent. That is the normal path for a MUD as its bonds are paid down and the homes fill in, and the district publishes the full history on its tax information page. HOA. The Ventana Lakes Community Association covers both Ventana Lakes and Ventana Lakes East under one set of covenants, and Crest Management took over as manager in mid-2026. The 2026 assessment is $913 a year for every section, covering the clubhouse, both pools, the splash pad, playgrounds, the dog park, and the common grounds. The management certificate recorded in July 2026 lists a $295 transfer fee, a $375 resale certificate, and a capitalization fee equal to one year’s assessment ($913 in 2026), about $1,583 together. The title company orders the resale certificate as part of closing, and the contract’s TREC HOA addendum decides who pays each charge.
Ventana Lakes Schools
Ventana Lakes is entirely in Katy ISD, rated B (88) by the Texas Education Agency in its 2026 ratings for the 2025–26 school year. No part of the community falls in another district. On October 2, 2026, I checked the school fields on all 119 Ventana Lakes listings that were active, pending, or sold in the past year in the HAR MLS, and every one lists the same three campuses.

The three campuses opened together in 2017 as a tri-campus at the community’s northern edge, and every Bethke address continues to Stockdick and then Paetow. Zoning is set by the exact property address, and Katy ISD re-zones as new campuses open, so run any specific home through Katy ISD’s Find My School map and read the latest campus ratings at txschools.gov before you rely on any assignment here.
Getting Around & Commute
The Grand Parkway is the main route out, with its Clay Road ramps at the community’s southeast corner and I-10 and US-290 a short run south and north. Clay Road and Stockdick School Road carry east-west traffic, and Porter Road and Peek Road run north-south. For transit, METRO’s Grand Parkway Park & Ride at 1030 North Grand Parkway runs Route 222 to Downtown on weekdays. Ventana Lakes sits on the far-west side of the metro, so the drive to the Energy Corridor is reasonable and the drives to Downtown, the Galleria, and the Medical Center are long; test the one you’d make every day. Flood Risk — What to Check Before You Buy
I checked twelve Ventana Lakes addresses against FEMA’s National Flood Hazard Layer, and all twelve came back Zone X, “Area of Minimal Flood Hazard,” outside the Special Flood Hazard Area, on FIRM panel 48201C0585M, effective November 15, 2019. The 0.2-percent (500-year) band and the AE and floodway zones run along the community’s northern and eastern edges in the South Mayde Creek corridor, which is why Paetow High, at the north edge, sits in the 0.2-percent zone while the sampled homes do not. The community also has its own engineered detention, and it is not in the Addicks or Barker reservoir pools, where the worst Katy-area Harvey flooding happened.
On Harvey itself, FEMA’s flood-insurance claims data is reported for the census tract that contains Ventana Lakes, an area of about 12,000 acres that takes in several neighborhoods. Of the 24 Harvey claims in that tract, 22 were on homes built between 1955 and 2002, years before this community was built, and one was on a home built in 2015 that the public data can’t place inside or outside Ventana Lakes. That record is encouraging, and it only captures insured losses, so the lot-level checks still apply. I run each address on the FEMA Flood Map Service Center before we write an offer, with extra care on lots along the north and east perimeter, and we use the option period to read the seller’s flood disclosure and price a flood policy for that house.
Things to Do Nearby
Inside the community, the clubhouse and West Pool, the East Pool, the North Park splash pad, the dog park, and the lake trails cover most of the day-to-day.

- Parks: Katy Park on Morton Road, about two miles southwest, with 15 baseball fields and 17 soccer fields; Mason Creek Park, just over three miles of paved hike-and-bike trail on Porter Road south of Clay Road, tied into Katy Park; Paul Rushing Park, 232 acres of Katy Prairie with a chain of shallow lakes for bird-watching, about five miles north on Katy Hockley Road; and Mary Jo Peckham Park, with a stocked fishing lake and an aquatic center near Old Town Katy.
- Old Town Katy: the restaurants, shops, and Katy Heritage Park in the original town, about 15 minutes southwest.
- Shopping and errands: the grocery and big-box stores along the Grand Parkway, Katy Mills and Typhoon Texas off I-10 about 15 minutes south, and the restaurants at LaCenterra at Cinco Ranch.
Is Ventana Lakes the Right Fit?
Ventana Lakes offers a newer home inside Katy ISD at one of the district’s more accessible price points, with an elementary school inside the community and the junior high and high school at its edge. The tax picture is better than it looks at first glance: the 2.79 percent combined rate is lower than most newer Katy communities, and the MUD line has fallen ten years in a row. At about 5.4 months of inventory, buyers and sellers are on fairly even footing today.
There are a few things to plan for. With no new construction, you are buying a home that is five to twelve years old, and original air-conditioning systems, water heaters, and fences are reaching replacement age on the earlier sections. The zoned campuses carry B ratings, and Bethke and Paetow sit a few points under the district’s overall 88. Lots run smaller than in older Katy subdivisions. Homes near Clay Road, Peek Road, or the Paetow athletic fields are worth driving at different times of day before you choose one.
If you’re comparing, Sunterra sells new homes at a similar median price with a higher tax stack of about 3.3 percent, Cane Island is the larger-home option inside the City of Katy at about 3.04 percent, and Firethorne is an established community with a lower combined rate. Elyson, a newer master plan a few miles northwest, is the community most buyers tour alongside Ventana Lakes.
Work With a Ventana Lakes Realtor
Ventana Lakes buyers usually arrive with the wrong tax number. Listing portals still show about 2.81 percent here, because their tables carry the 2024 rates, including a MUD rate of $0.99. The district’s adopted 2025 rate is $0.94, its tenth cut in a row, and the verified 2025 stack is about 2.79 percent. When I represent a seller, the MUD’s rate history goes in front of buyers early, because next to Sunterra’s new homes at about 3.3 percent it is a real advantage. When I represent a buyer, I confirm the parcel record and the 2026 county increase so the payment estimate is right before an offer goes in.
Pricing takes the same care. The HAR MLS mixes the one-story plans with the larger two-stories, and right now the listings skew larger than the homes that sold, so the neighborhood median doesn’t tell you much about one house. I price from the same section and floor plan, look at whether the lot backs a lake or a greenbelt, and watch which listings sit past 30 days. Setting Up Utilities in Ventana Lakes
Ventana Lakes sits in unincorporated Harris County, so no city utility is involved. Water and sewer come from a local utility district, electricity is on the open market, and one homeowners association covers the whole community.
Water, sewer, and trash. Water, sanitary sewer, and drainage are provided by Harris County Municipal Utility District No. 449 (hcmud449.com). Its operator, TNG Utility Corporation (tng-utility.com), handles the water account, billing, service calls, and after-hours emergencies. New service starts with TNG’s online application (how to set up new service), which needs the first page of your closing disclosure and a valid ID; ask about the deposit when you apply. The district also offers EyeOnWater smart-meter usage alerts (hcmud449.com/smart-meters). Trash and recycling are handled by Best Trash (best-trash.com) under contract with the district, and pickup days are posted on the district’s waste collection page.
Electricity (you choose your provider). Ventana Lakes is in CenterPoint Energy’s service territory, part of the deregulated Texas market, so you pick your own retail electric provider and can switch when your contract ends. CenterPoint (centerpointenergy.com) owns the poles, wires, and meter, so it’s who you call about an outage, no matter whose name is on your bill. Shop and sign up at the state’s official marketplace, PowerToChoose.org, before closing so the power is in your name the day you get keys.
Natural gas. CenterPoint Energy (centerpointenergy.com) is the gas utility. Residential gas is regulated, so there’s nothing to shop for; you just open an account. Confirm that the house you’re buying has a gas meter and gas appliances.
Internet and TV. Xfinity (xfinity.com) cable reaches nearly every address in Katy. Fiber varies street by street: AT&T Fiber (att.com) and Ezee Fiber (ezeefiber.com) both serve parts of Katy. T-Mobile and Verizon 5G home internet and satellite service (Starlink, Viasat, HughesNet) are other options. Check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on fiber.
HOA. The Ventana Lakes Community Association, Inc. is managed by Crest Management Company (Ventana Lakes community page) as of 2026, so older listings and directories that name Inframark are out of date. Owners pay dues through Crest’s online portal, and the association’s fee schedule is in its management certificate on file with the state (hoa.texas.gov).
After you close. File your homestead exemption with the Harris Central Appraisal District online (hcad.org). It’s free, and you never need to pay a third party to do it. The Harris County Tax Office (hctax.net) collects the county, Katy ISD, and fire-district taxes, and the MUD 449 tax bill comes separately through the district’s tax assessor-collector, listed on its tax information page. Fire and EMS come from Waller-Harris ESD No. 200 (whesd200.org), whose Station 6 is on Stockdick School Road.

The single-family community includes the Ventana Lakes and Ventana Lakes East sections only. Check the legal description on the HCAD record for any listing.
