Where Westgate Is
Westgate sits on the west side of Barker Cypress Road, north of FM 529 and just south of Longenbaugh Road, with Greenhouse Road less than a mile to the west. That puts it in the Cypress 77433 ZIP code, in unincorporated Harris County, about 3 miles south of US-290 and a few miles east of the Grand Parkway. Westgate Park Drive is the main road through the neighborhood, and the community pool sits on it near the entrance. Langham Creek runs north to south through the western part of the subdivision, with a greenbelt along its banks.
The everyday errands are close. A Kroger sits at Barker Cypress and FM 529, just past Westgate’s southeast corner, a Walmart Neighborhood Market is at Barker Cypress and Longenbaugh, and Copeland Elementary is directly across Barker Cypress Road. The Berry Center, Cy-Fair ISD’s arena and athletics complex, is about 2 miles north on Barker Cypress.
Rough drive times, which rush hour will stretch: the Energy Corridor about 20 to 30 minutes, downtown Houston 35 to 55 minutes via US-290, the Galleria 35 to 50 minutes, and the Texas Medical Center 40 to 60 minutes. Bush Intercontinental is 40 to 55 minutes. I always suggest driving your own commute at the hour you’d actually be on the road before deciding.

Which Westgate is this? This guide covers the Westgate subdivision on Barker Cypress Road in ZIP 77433. A separate neighborhood named Westgate sits north of US-290 in ZIP 77429, and Cy-Fair ISD assigns it to entirely different schools (Millsap, Arnold, and Cy-Fair High). Some older records list this Westgate’s homes with a Katy 77449 address; they’re the same homes. Westgreen in Katy and the Westgate apartment and retail names around Houston are unrelated. The recorded plat name on the HCAD parcel settles it.
The Feel of the Area
Westgate is a finished neighborhood. Most of the homes went up in the mid-to-late 2000s (the MLS shows build years from about 2000 to 2013), so the streets have a consistent look: traditional one- and two-story houses on compact lots, sidewalks, and trees that have had fifteen-plus years to fill in. There’s no construction traffic and no empty lots waiting on a builder, and the homes that come up for sale are resales from owners who’ve lived here a while.
The association’s amenities sit along Westgate Park Drive. The community pool is open May through September with a lifeguard on duty, and two park areas carry play equipment, swing sets, a soccer field, a sand-volleyball court, and open green space, according to the Westgate HOA’s website. A gazebo and picnic tables sit near the park space as well.

As a standalone subdivision, Westgate has a simpler amenity package than the newer master plans around it, and a lower carrying cost to match. Its location does a lot of the work: the shopping on Barker Cypress, the Berry Center, and the routes south to the Energy Corridor are all a few minutes away.
Westgate Homes for Sale: the Stock and the Market
The housing is detached single-family, one and two stories, in traditional elevations. HAR’s 2025 Facts panel for the subdivision counts about 1,366 single-family properties with a median of 2,195 square feet, and the MLS shows build years from about 2000 to 2013, with a median of 2007. Most homes run from about 1,700 to 2,600 square feet with three to five bedrooms, and the largest reach about 3,500. Lots are compact, mostly about 4,500 to 6,500 square feet, with some corner, cul-de-sac, and greenbelt-backing lots that are much larger.
On value, I pulled the HAR MLS numbers for Westgate on September 28, 2026. Over the previous 12 months, 38 homes closed at a median sale price of $280,000 ($275,000 after seller concessions), a median of $125.87 per square foot, and a median of 98.2 percent of list price, typically after about 29 days on the market. Sales ranged from $187,000 to $390,000. On September 28, 18 homes were active at a median list price of about $307,500, with none pending. At roughly three closings a month, that’s about five to six months of inventory, a balanced market in which buyers have some room to negotiate and well-prepared homes still sell close to list. HAR’s 2025 Facts panel, a broader tax-roll view, puts the median market value at $286,656.
Because Westgate sells a steady but modest number of homes each month, a single unusual sale can move a monthly median. For pricing, I work from the last six to twelve months of Westgate’s own closed sales, adjusted for size, updates, and lot, rather than the broader 77433 ZIP code median, which mixes in newer and larger homes.
Homes built in the 2000s are now at the age where roofs, HVAC systems, and water heaters come up for replacement. For buyers, that makes the inspection and the seller’s disclosure worth close attention, and a recently replaced roof or system is real value. For sellers, documenting those updates is one of the most useful things you can do before listing.

What It Costs to Own in Westgate
Property taxes. Westgate has one utility district, Harris County MUD 70, and one school district, Cy-Fair ISD, and every home in the subdivision pays the same set of taxing units. I checked each 2025 adopted rate against the Harris County Tax Office’s posting in September 2026; together they come to about 2.32 percent of value:

On a $300,000 home that’s about $6,960 a year before exemptions. As an owner-occupied homestead, the school homestead exemption and the county’s 20 percent exemption bring it to roughly $4,450 a year, assuming no homestead exemption on the college, fire, and MUD lines; I confirm each entity’s exemptions on the parcel before we run your payment. Combined rates across Cypress commonly run from about 2.4 to 3.6 percent, according to HAR’s Harris County property tax guide, and newer master plans with younger utility districts sit toward the top of that range. Westgate’s MUD 70 rate of $0.48 per $100 (split $0.25 maintenance and $0.23 debt service) is one of the neighborhood’s real advantages. Since tax year 2025, Texas school districts exempt $140,000 of a homestead’s value ($200,000 for homeowners 65 or older or disabled), and Cy-Fair ISD adds a 20 percent local homestead exemption. HOA. Westgate Homeowners Association, Inc. is professionally managed by Inframark. The assessment funds the community pool, the two park areas, common-area upkeep, and deed-restriction enforcement. The association doesn’t publish its dues amount online, so I confirm the current figure for any home you’re considering and put it in your payment math from the start.
Resale fees. When a Westgate home sells, the title company orders a resale certificate from the association’s management company; for Inframark communities that runs through CondoCerts. Any transfer or other closing fee the association charges shows up there and in the association’s management certificate on file with the state at hoa.texas.gov.
Westgate Schools
Westgate is entirely within Cypress-Fairbanks ISD, which earned a B (86) in the Texas Education Agency’s 2026 ratings for the 2025–26 school year. Cy-Fair ISD’s 2026–27 Residential Code Report assigns Westgate to two residence codes, and they differ only at the elementary level:

The creek in the district’s code name is Langham Creek, which runs north to south through the western part of Westgate. Copeland Elementary is directly across Barker Cypress Road from the neighborhood. Hoover and Jowell are a two-campus team on Greenhouse Road south of FM 529: children attend Hoover for pre-K through second grade and move to Jowell for third through fifth, and the state rates the two together because testing starts in third grade.
Kahla Middle School and Cypress Springs High School serve every Westgate address. Kahla is on West Little York in 77084, and Cypress Springs is about 2 miles west on Fry Road. Kahla’s zone splits between two high schools, and Westgate is on the Cypress Springs side.
School assignments are set by the exact address and can change when the district redraws boundaries. Confirm a specific home with Cy-Fair ISD’s residential code listing at cfisd.net, and check current campus ratings at txschools.gov, before relying on them. Ratings are reported as facts, not endorsements.
Getting Around & Commute
Barker Cypress Road is Westgate’s main connector. North, it reaches US-290 in about 3 miles, which carries you southeast toward Beltway 8, Loop 610, and downtown, or northwest toward the Grand Parkway. South, Barker Cypress and nearby Greenhouse Road run toward Clay Road, Park Row, and I-10, which is how most residents reach the Energy Corridor, the nearest large job center at about 20 to 30 minutes. FM 529 runs east to Highway 6 and Beltway 8 and west toward the Grand Parkway (TX-99), a few miles away.
Typical peak drive times run 35 to 55 minutes to downtown, 35 to 50 to the Galleria, and 40 to 60 to the Texas Medical Center. Bush Intercontinental is 40 to 55 minutes and Hobby 50 to 70. METRO’s park-and-ride service along the US-290 corridor offers express buses toward downtown; confirm the current lot and route at ridemetro.org before you plan around it.
Flood Risk — What to Check Before You Buy
Westgate sits in the Addicks Reservoir watershed, drained by Langham Creek, which runs through the subdivision. The neighborhood is upstream of Addicks Reservoir and well outside the reservoir’s flood pool near Highway 6 and I-10, which is where the reservoir-related flooding during Hurricane Harvey in 2017 was concentrated. Harvey and the April 2016 Tax Day storm also caused widespread street and structure flooding across northwest Harris County; those are regional outcomes, and they aren’t a statement about any particular Westgate home.
Because a creek crosses the neighborhood, flood designation can differ from one street to the next, and the homes closest to the Langham Creek channel deserve the most careful look. For any home you’re serious about, pull the current FEMA zone at the FEMA Flood Map Service Center, ask for the seller’s disclosure of flood history and any insurance claims, and request an elevation certificate if one exists. Harris County Flood Control District’s channel information is at hcfcd.org. FEMA’s updated Harris County maps under the MAAPnext program are still in draft, so the effective map is the one that governs insurance today.

Just outside it, most of what you’ll use sits along Barker Cypress Road:
- Parks and trails: Richard & Meg Weekley Park, a 190-acre Harris County Precinct 4 park at 8440 Greenhouse Road just northwest of Westgate, with a trail along Langham Creek, a fishing lake, pickleball courts, and a community center running classes and events at no charge. Bear Creek Pioneers Park, 2,154 acres inside Addicks Reservoir at 15015 Clay Road, is about 15 minutes south, with ball fields, trails, and a free aviary.
- Events and athletics: the Berry Center on Barker Cypress, Cy-Fair ISD’s arena, stadium, and convention complex, about 2 miles north.
- Groceries and errands: Kroger at Barker Cypress and FM 529 just off Westgate’s southeast corner, a Walmart Neighborhood Market at Barker Cypress and Longenbaugh, and the Copperfield shopping centers a few minutes east on FM 529.
- Dining and shopping: The Boardwalk at Towne Lake for waterfront restaurants, about 15 minutes north, and Houston Premium Outlets near US-290 and the Grand Parkway, about 20 minutes northwest.
Is Westgate the Right Fit?
The case for Westgate is straightforward. You get an established Cy-Fair ISD neighborhood with a community pool and parks, most homes selling between the mid-$200,000s and mid-$300,000s, and a combined tax rate of about 2.32 percent, lower than most of the newer communities around it. Groceries and errands are at the neighborhood’s corner, and the drive to the Energy Corridor is one of the shorter ones in Cypress.
On the planning side, most of the homes are 15 to 25 years old, so budget for roofs, HVAC, and water heaters as they come due, and give the inspection real attention. Lots are compact, which means less yard to keep but closer neighbors, with corner and greenbelt lots the exceptions. The elementary campus depends on which side of Langham Creek a home sits, so check the residence code before you fall for a house. Homes near the creek call for careful flood diligence. And inventory is limited to what Westgate owners decide to sell, with no builder down the street offering incentives.

Westgate keeps this simple: the whole subdivision sits inside one water district, and your water, sewer, and trash all come on a single bill.
Water, sewer, and trash. Westgate is served by Harris County Municipal Utility District No. 70, operated and billed by Municipal Operations & Consulting (MOC). You request, cancel, or pay for service through MOC’s district page at municipalops.com, and the district posts its own notices at hcmud70.org. MOC doesn’t turn water on the same day, so start the application a few days before closing; the district’s published rate sheet lists the deposit and application fee. Trash and recycling are part of the district bill: the district contracts collection to GFL Environmental, and the pickup schedule is posted on the district’s trash page. The MUD’s share of your property tax is assessed and collected by Bob Leared Interests (bli-tax.com), separately from Harris County’s bill.
Electricity, which you choose. Westgate is in the deregulated Texas market, so you pick your own retail electric provider and can switch at the end of any contract. The poles, wires, and meter belong to CenterPoint Energy (centerpointenergy.com), which is who you report an outage or a downed line to no matter whose name is on your bill. You shop and sign up for a plan at the state’s official marketplace, PowerToChoose.org. Have your address or ESI-ID handy, and set it up before closing so the power is on in your name the day you get keys.
Natural gas. Residential gas in the Houston area comes from CenterPoint Energy and is regulated, so there’s nothing to shop; you just open an account. Confirm the house you’re buying has a gas connection before you set one up.
Internet and TV. Cable from Xfinity is the widely available default, AT&T offers fiber on many (not all) Cypress streets, and Ezee Fiber reaches select parts of Cypress. T-Mobile and Verizon 5G home internet and satellite service from Starlink, Viasat, and HughesNet work almost anywhere. Fiber varies block to block, so check the exact address on the FCC National Broadband Map (broadbandmap.fcc.gov) before you count on it.
The homeowners association. The community is governed by the Westgate Homeowners Association, managed by Inframark. The association’s website, westgatecypress.com, is where you pay dues through Inframark’s owner portal, request pool access cards, submit exterior-change (ARC) requests, and report maintenance issues. Resale certificates for a sale are ordered through Inframark’s resale provider, CondoCerts, and you can look up the association’s management certificate at hoa.texas.gov.
After you close. File your homestead exemption with the Harris Central Appraisal District at hcad.org, online or with HCAD’s mobile app. Filing is free, and you never need to pay a third party to do it. Property taxes arrive as three separate bills: Harris County’s from the Harris County Tax Office, Cy-Fair ISD’s school tax from the district’s own tax office, and the MUD 70 portion from Bob Leared Interests.

How far is Westgate from Houston and the Energy Corridor?
Westgate is about 25 miles northwest of downtown Houston, typically 35 to 55 minutes via US-290 at peak. The Energy Corridor is the nearest large job center at about 20 to 30 minutes, the Galleria 35 to 50 minutes, and the Texas Medical Center 40 to 60. Drive your own commute at the hour you’d travel before deciding.
