From my office in northwest Houston, Texas, I represent buyers and sellers across Greater Houston, from the Heights to Spring Branch on to Cy-Fair, plus Cypress, Katy, Hockley, Waller, and Jersey Village. Think of this page as the map I’d hand you if we sat down together. It covers the Greater Houston neighborhoods and master-planned communities I know best — Houston, Cypress, Katy, Hockley, and the separate cities of Jersey Village and Waller on US-290, plus flagship communities like Bridgeland, Cinco Ranch, Copperfield, and Towne Lake — and routes you down to detailed city hubs, community guides, and live listings.

Explore the Guide »Houston-Area Communities by Commute Corridor
My work covers Greater Houston, from the Heights to Spring Branch on to Cy-Fair, plus Cypress, Katy, Hockley, Waller, and the City of Jersey Village. The quickest way to narrow that map is by the freeway you’ll drive every weekday, so here are the cities and community guides grouped by corridor. Drive times are Google Maps typical ranges for a 7:30 a.m. weekday departure in October 2026, measured from the point named in each line; test your own route at your own hour before you decide.
- US-290 / Northwest Freeway. The City of Jersey Village sits just outside Beltway 8, and the freeway runs on through Cypress and Hockley to the City of Waller. Guides along it include Copperfield, Fairfield, Towne Lake, and Dellrose, and my post on what living in Hockley is like covers the corridor’s newest stretch. Downtown runs 30 minutes to 1 hour from Jersey Village (US-290 at FM 529), 35 minutes to 1 hour 15 minutes from Cypress (US-290 at Barker Cypress Road), and 45 minutes to 1 hour 25 minutes from Hockley (US-290 at Hegar Road). The Energy Corridor runs 24 to 55 minutes from Jersey Village, 26 to 55 minutes from Cypress, and 35 minutes to 1 hour 15 minutes from Hockley.
- I-10 West / Energy Corridor. Katy is the I-10 side of the map, and Spring Branch sits along the same freeway inside Beltway 8. Katy guides include Cinco Ranch, Firethorne, Cane Island, and Lakes of Katy. The Energy Corridor is 15 to 30 minutes away depending on where in Katy you live, and downtown is 40 minutes to 1 hour 10 minutes from I-10 at Pin Oak Road.
- SH-249 / Tomball Parkway. The northeast edge of Cypress reaches SH-249, the route north toward Tomball. Longwood Village sits between US-290 and SH-249, with access by Louetta or Spring Cypress Road, and Cypress Green fronts FM 2920 between the two freeways in Hockley. From Longwood Village, downtown runs 45 minutes to 1 hour 25 minutes and the Energy Corridor 30 minutes to 1 hour 10 minutes.
- Grand Parkway (SH-99), the cross-link. The Grand Parkway ties the other three corridors together, running north from I-10 to US-290 and on to SH-249. Bridgeland is built on both sides of it, Dunham Pointe sits just east of it along US-290, Cypress Creek Lakes is about 2 miles east of it, and Ventana Lakes is just west of it at Clay Road. The parkway is 10 to 14 minutes from US-290 at Barker Cypress Road and 4 to 7 minutes from I-10 at Pin Oak Road.
“Northwest Houston,” as people search it, usually means the US-290 and SH-249 side of this map — my post on buying in northwest Houston explains the term — but I work the whole map.
What My Guides Actually Tell You
Many neighborhood pages online stop at photos and a star rating, and my guides go further. In every community guide I report the numbers that actually move your monthly payment and your resale: the combined property-tax rate including any MUD or WCID district, how the HOA dues are structured, the resale and transfer fees the community charges at closing (the contract decides who pays each one), the specific zoned schools, and the flood facts for the area. You can cross-check current listings and sold data any time on HAR.com — but the tax, MUD, HOA, and fee details are the part I dig up, because they’re exactly what most listings leave out.
A quick, important note on the numbers:
Tax rates, MUD and WCID assessments, HOA dues, and resale fees vary by exact address and change from year to year, and nothing here is legal or tax advice. Before you write an offer, I verify the current figures for the specific home you’re considering.
How to Choose the Right Area
Start with your commute, not the model home. A gorgeous house 45 minutes from your office in daily traffic gets old fast, so I have clients map their real drive before we fall for a neighborhood. If you’re comparing the northwest and west sides, my guides to living in Cypress and living in Katy break down commutes, lifestyle, and trade-offs in plain terms.
Weigh taxes against amenities honestly. Newer master-planned communities often carry a higher combined tax rate because a MUD district financed the roads, water, and those resort-style pools and trails — you’re paying for the infrastructure over time instead of all at once. That can be a good value or a strain on your budget depending on your price point, which is why I walk every buyer through what a MUD district means for your Texas property taxes before we commit.
Verify the schools yourself — don’t take a listing’s word for it. Zoning boundaries get redrawn and a home two streets over can feed a different campus, so I confirm the current zoned schools for the exact address directly with the district before you write an offer. That check is part of how I represent every buyer, and the Texas Real Estate Commission sets the standards every Texas real estate broker works under.
Browse Current Listings While You Compare
Areas feel different once you see what’s actually for sale in them. Open the live listing search for any of my core markets and compare inventory, prices, and styles side by side while you narrow things down.
Quick Answers
What are the best Houston suburbs for families?
There isn’t one answer that fits every household, so I help buyers sort the choice by three facts: where they drive every weekday, the monthly payment they want once the full property-tax rate (including any MUD) is added, and the school district a specific address is zoned to. The district follows the parcel, not the suburb. A Cypress address is usually Cypress-Fairbanks ISD but can be Tomball ISD or Waller ISD at the edges, and a Katy address is usually Katy ISD but can be Lamar CISD, Royal ISD, or Cy-Fair ISD. I confirm the district and campus for every address we consider, and you can look up the Texas Education Agency’s rating for any district or campus at TXschools.gov.
What does a MUD district mean for my property taxes?
A MUD (Municipal Utility District) is a local entity that financed the water, sewer, and drainage for a newer community and repays that debt through your property taxes — so a MUD community usually carries a higher combined tax rate than an older, built-out neighborhood. It isn’t automatically a bad thing; you’re often getting newer infrastructure and amenities for it. I tell every buyer to look at the combined rate for a specific address, not the headline number, and my guide to what a MUD district means walks through it.
Cypress vs. Katy — which should I choose?
Katy and Cypress are more alike than different: both are mostly master-planned, both lean on large school districts, and both carry a MUD tax in their newer sections. The real differences are your commute, the school district your specific address lands in, and how new a house you want. Katy is the I-10 side, 15 to 30 minutes from the Energy Corridor depending on where in Katy you live; Cypress is the US-290 side, with the Grand Parkway and SH-249 at its edges. Each has a newer side and an established side, so the useful comparison is between two specific addresses. My Katy vs. Cypress comparison lays out dated commute, school, tax, price, and flood figures side by side.
How do you verify which schools a home is zoned to?
I never rely on a listing’s school claims. I confirm the current zoned campuses for the exact address directly with the school district, because boundaries get redrawn and a house on the next street can feed a different school. If a specific campus is a deal-breaker for you, tell me up front and I’ll verify it before we ever tour.
Not Sure Where to Start?
Tell me a little about your move — your timeline, your must-haves, and where you’re commuting — and I’ll point you to the right areas and send listings that actually fit. No pressure, no obligation.
